3 additional towers for Elephant & Castle, part of the massive regeneration going on there.

Oakmayne Plaza West Tower

76m/23 storeys

As well as the hotel and residential element, this scheme contains a five screen art cinema, a retail element on the lower levels and new landscaping around the exterior.

Oakmayne Plaza North Tower

61m/17 storeys

Another residential development.

Oakmayne Plaza South Tower

50m/15 storeys

No rendering available.

They're a bit shorter than Multiplex and First Base, so haven't received much attention on here. However, the tallest is 76m which is still quite prominent for the area. Furthermore, groundwork is already getting underway.

I quite like these, the big one has a very detailed and interesting cladding and the small one has an interesting shape.

I think the masterplan has a long pedestianised avenue of shops and cafes, and opening up of the unused churchyard as a bit of open space.

Oakmayne Plaza looks very interesting. It is quite strange that posh developments (ie : those alongside Battersea Park or Paddington) are totally non descript whereas the ones for less wealthy residents are much better looking.

There will be masses of open space, greenery, squares, public areas, new cafes and retail, etc. The whole area will be transformed - from a decaying conrete hellhole into a vibrant new part of Central London. It will be unrecognizable in 10 years.

In my opinion this is one of the best regeneration projects the capital has ever seen.

This regeneration area will indeed be unrecognisable in 10 years' time, and it's a great project.

Don't forget though that this masterplan is only a concept at this stage; the Council will appoint a development partner soon, who will have their own ideas about the actual form of the redevelopment.

Things like Oakmayne, Castle House (Multiplex) and the Rogers tower on the Park Hotel site are not dependent on the Council's masterplan, however; these will go ahead in the shorter term regardless while the Council regen scheme is being planned.

Nice towers (interesting shapes) and an intrigueing regeneration project. It's great to see areas like this and Kings Cross being regenerated.

In other words they`ll just ignore the masterplan! The great irony of British planning! no doubt we`ll end up without the park and a few high rise resi's dotted around the roundabout

Built in the early 60's, rennovated in 1997.

You can't be serious - it's hideous! A major eyesore in the area.

Bring on the wrecking ball and bulldozers I say.

(Edit: Heygate Estate will be demolished, not Metro Central)

It is not being demolished....it is having an extention built next to it.It was originally an office block which stood empty for years,then converted into apartments.

I must say though that the rendering of the extention is a bit deceiving, as it looks like the new block is being built a fair distance away from the rest of the building.In reality, it will be very up close and personal to the other building(it is being built on the small car park).

I'm trying to figure out wher ethe new block is going to go and am stumped.

I even took a walk down there last weekend and still couldn't tell where it was going to be built, the parcel of land to the right hand side of the existing block doesn't look big enough to hold it.

Maybe the rendering is taking a bit of license?
