Double delight from Titijaya

Property developer Titijaya Group is on a roll. Just a week after launching its 1.5-acre freehold First Subang mixed development in the business enclave of SS15 in Subang Jaya, Selangor, it unveiled Harbour Point, a retail and office project situated on 3.4 acres of leasehold land in the town centre of Port Klang.

"The two projects allow buyers to do business in established, reputable and matured locations, but in a modern setting," said Titijaya director Charmaine Lim Puay Fung.

First Subang comprises two office towers sitting on a three-level retail podium. Prices for the office units ranging from 503sq ft to 1,455sq ft are from RM198,000 to RM550,000.

A total of 738 car-parking bays have been allocated for the public, with separate car-parking levels reserved for retailers and office unit occupants.

"After 10 years, this is the first prestigious corporate address in SS15," she said.

"It will offer the best of work and lifestyle conveniences in an ultra-modern design.

"We have designed the project to suit both small and large businesses... security will also be a key feature, as will its broadband connectivity."

To complement the north-south facing design, Lim said a Zen sky garden will be incorporated into the RM200 million project for "that meditative and healing touch".

In Port Klang, she said: "We are developing a RM50 million neighbourhood mall that will give shop owners and operators in the area an opportunity to upgrade to better premises".

"Harbour Point, (comprising 21 units of three-storey shop-offices with at least 4,356sq ft of space priced from RM799,000) has been designed to appeal to current business and retailing needs," she said.

In addition to conveniences such as 80 covered parking bays, it will have 120 units of double-storey retail lots.

Harbour Point is situated near the town's main post office on one side, the Port Klang wet market and food court on another and various government, medical and financial institutions on the third side.

Properties in Subang Jaya to stay hot

PETALING JAYA: Subang Jaya will continue to command good demand for its properties, especially lifestyle products priced below RM250,000.

Titijaya Sdn Bhd director Chairmaine Lim Puay Fung in making this observation said this had been proven during the first day of the preview of the company’s The Studio @ First Subang (Northern Tower) in SS15, Subang Jaya, where 50 units were sold within a few hours.

The Southern Tower at First Subang was launched last year.

“Most of the purchasers are repeat buyers, a fact that we are most proud of,,” she told StarBiz.

“At the same time, we have a responsibility to these loyal followers, to ensure that our mutually beneficial partnership continues to flourish and prosper.”

The Studio consists of flexible studio office suites, with en suite baths. Units range from 472 to 954 sq ft.

Lim said sales had been good with 45% of The Studio in the Northern Tower sold although it had not been officially launched.

“We have also achieved 80% sales for Southern Tower. We only soft-launched it towards the end of June,” she said, adding that construction started last year.

“To-date we have completed the piling works and are commencing on the building structural works.”

The gross development value for each tower is about RM120mil. First Subang also consists of three levels of shopping podium, which is only for lease.

Lim said the purpose was to control the tenant mix and thus enhance the its value. The pricing is from RM410 per sq ft.

She said The Studio’s flexible studio office suites were suitable for those wanting to have a modern and fun working unit with security features.

“The project is due for completion in 2009 and we are ahead of schedule,” she said.

On the rising construction costs and inflation, she said there would definitely be an increase in property prices but this increase had not been fully transferred to the consumer.

“Hence, it is a good time to purchase (property) now, as most developers are subsidising the cost, and lowering their profit margin in the process.

“Moreover, investment in property is the best way to hedge against inflation. With inflation, construction costs are bound to go up further,” she said, adding that demand for properties depended very much on the product and location.

Residents voice concern over proposed hotel in SS15 project

RESIDENTS in Subang Jaya have voiced concerns about a proposed hotel at First Subang in SS15, and how it will impact the neighbourhood in terms of traffic.

According to a source, the developer for First Subang submitted its application to amend three floors of one of the project’s tower into a hotel in early March (during the construction of the building).


Building under construction: The MPSJ is now waiting for the developer to resubmit its plans for the proposed hotel at First Subang, SS15, and may impose certain conditions in terms of parking and access road.

However, the hotel amendment application was rejected by the Subang Jaya Municpal Council (MPSJ) the following month, saying that the building design was not suitable for a hotel.

On the reasons for the proposal, the source said: “The developer had received strong interest from a reputable boutique hotel operator, and SS15 has shown that it has great potential to attract tourists or guests due to its location.

“Based on its traffic study, the developer said the requirement for the hotel’s carpark will be less compared with an office development. In other words, traffic flow for the carpark would be low.

“However, as a responsible developer, they will still retain their parking space as per office/commercial requirements even though it would be less if the proposal was approved.”

The source said the developer foresaw that the proposed LRT line, which was being proposed to be stationed in front of First Subang, would bring in more business activities to SS15 due to its commercial attraction.

According to the developer’s website, the “prestigious commercial development, situated at the heart of SS15 in Subang Jaya, consists of two office towers on a retail podium made up of a basement, five floors of parking (including basement), and three retail floors, including purpose-built supermarket, bank and restaurant.”

StarMetro was informed that the developer’s hearing on the proposed hotel to the Appeals Board of the Selangor Town and Country Planning Department went through.

MPSJ deputy president Mohamad Yusoff Ghazali said the council’s One Stop Centre (OSC) Committee had initially disagreed with the plans.

“We were informed that the idea was initially for service apartments, but upon recommendation by a reputable airline company, the developer submitted the plans to amend a few floors into a hotel.

“The council is now waiting for the developer to resubmit its plans for the proposed hotel.

“Depending on the plan, we may impose certain conditions in terms of parking and access road,” he said.

Jusco has confirmed itself as one of the main tenants in First Subang. The price for the office unit will be around the cheapest at RM500 psf.
