Hi there! First-Time Realestate investor here, i'd really appreciate tips on choosing pre-selling condos for investment as of now.
Locationwise, resell value and other factors na needed for choosing the property.

Am quite leaning on to these areas:
- QC ( TriNoma area )
- Proximity to EDSA/Train

pero if you will be suggesting I am open to your tips mga master. :)

Received some computations for:
- Allegra Place
- Urban Deca Homes Ortigas

Madami issues si 8990 holdings from prepaid meralco meters, expensive water to incompetent/ojt property management team.

Kay cityland naman, I love them :lol: Made several deals with them already. Just don't buy their preselling properties unless you are prepared to pay in cash. Pag rfo naman ok narin just rent it out to offset some of your m.a

Kamuning - Glam

Stay away from Urban Deca :nuts:

LA Vida 4.5M studio
Quantum 5M+ studio.

Medyo ok Pasay na nasa list pero they are all non local developers so wala pang track record.

Hmm, from what I've read and heard from fellows, mejo red flag sa taga ng Cityland, the 16% interest is throwing them off. Thoughts?
I usually pay cash and they do give good discounts for cash payments. I do agree that 16% is too much. Also, I think they only allow in house financing.
