The next phase of DeTrafford's Manchester Gardens is gearing up and as ever it looks stunning. Gallery Gardens is situated next to Sky Gardens and fronts Chester Road. The block behind it will be the final, yet-to-be-named phase. Will update when plans are released.

With a 17 storey tower characterising the development, the building’s distinctive slender profile is complemented by large arched openings that draw inspiration from the nearby historic mills of the surrounding Castlefield area.
Wildflower gardens will occupy part of the rooftop with the remaining areas dedicated to usable work and leisure spaces.


Bottom right block. Masterplan seems to have changed slightly but not complaining. Love this development.

As a guess I would say part of it will be 12 storey for continuity and linking to Sky Gardens and part of it will be the 17 storey tower.
Looks like it. Presumably DeTrafford issued a CPO or bought the site on the quiet.

It won’t have been a CPO, only government bodies can make them.
Well its most likely been bought then. Was one or the other.
I'm fairly sure all three buildings in that new image make up Gallery Gardens. At 351 units they surely have to.

Maybe, maybe not.

Sky Gardens for example has 156 units however that consists of three bedroom triplex's and 2 bedroom duplex's amongst other 3 bed units. Gallery Gardens is 17 storeys and only contains 1 and 2 bed units therefore the footprint of the apartments will be smaller.

We won't know until an app is put in.

As is stated above and does it really matter? The masterplan, like all masterplans, was designed at the beginning with a number of phases in mind. They are there as a guide as to what may be the final outcome however, due to the changing economy etc. things change. If you look closely St George’s Phase 4b (plot E) has red brick in the above render where as in the proposal is is clad in re-constituted stone. Also Gallery Gardens in the MP has 7 floors whereas it’s clearly stated on the website that it has 17 floor.

The renders above are recent and form part of a new masterplan and overall design. The image is official and from DeTrafford’s website.

Circle Squres masterplan has changed a number of times as has St John’s. Similarly the number of phases have also changed.

I live here and I’d kinda like to know what’s going where: if we’ve lost the little square that would be a shame.
I don't think you ever really had the little square. De Trafford just didn't want to feature someone else's proposal in their own publicity materials.

You’re confusing yourself Keith over something so small.

The Grey proposal Ed posted at the top was supposed to sit on the plot where the gardens are. The plot was owned by another developer. DeTrafford released a master plan with that proposal omitted and replaced it with the gardens. As it doesn’t appear in the latest render one can assume the master plan has changed again (masterplans often do). Until an actual planning app is submitted with further details or you email DeTrafford directly and enquire we won’t know if the gardens will appear. It’s likely they have been moved to the centre and the bridged building has gone. Who knows.

Plans have been submitted for the demolition of a depot building in the Castlefield district of Manchester to make way for a major residential-led scheme.

De Trafford Estates Group is seeking permission to demolish a vacant two-storey property at 21 Ellesmere Street which was previously used for warehousing.

The site is being cleared to allow the commencement of a new residential scheme called Gallery Gardens.

A planning application for the 351-unit Gallery Gardens development, which makes up phase five of De Trafford's Castlefield Master Scheme, is expected shortly. Of the earlier phases, Roof Gardens is now occupied, Sky Gardens has topped out, while construction is underway at City Gardens and the St George's site has been cleared.

According to De Trafford's website, Gallery Gardens will feature a 17-storey tower alongside design elements that draw inspiration from the nearby historic mills of the surrounding Castlefield area.

Wildflower gardens will occupy part of the rooftop with the remaining areas dedicated to usable work and leisure spaces.

Planning consultancy Paul Butler Associates is working on the application for prior notification of proposed demolition at Ellesmere Street.

In correspondence to Manchester City Council, Paul Butler Associates said the demolition process at the site would be undertaken using established techniques and the works will be undertaken to ensure any disturbance to neighbours and the general public is minimised.

Subject to planning approval, the Gallery Gardens works are due to commence in 2019.

Sorry to bring up some old comments but couldnt help but only just noticed how great that little square is and it's a shame that the developers don't see the benefits of spaces like this, just look at cutting room sq ancoats to see how it brings in businesses which in turn drives the value of the area up.

You refer to a masterplan but i can't seem to find it on the councils website so I assume it's the developers masterplan, which as you say means nothing because the developer can do as they please.

Wondering why this area doesn't have a council S.R.F plan for the area which possibly would have forced public realm on the developers.
