new information on this interesting project next to Pakubuwono Residence. Won't be tall (at 15-18 stories), but it'll be a heck of a luxury property.

Dharmala Bangun Hunian Mewah di Kawasan Gandaria

PT Dharmala Inti Land Tbk melalui anak perusahaannya PT Dharmala Gandaria Permai tengah melaksanakan pembangunan kondominium bagi masyarakat kelas atas yang berlokasi di Jalan Terusan Gandaria (KH M Syafi`i Hadzami).

"Memang ditujukan untuk kalangan atas mengingat untuk harga per unit paling murah kita tawarkan Rp 4 miliar," kata Direktur Utama PT Dharmala Gandaria Permai, Suhendro Prabowo saat ditemui wartawan di lokasi proyek, Senin.

Kondominium yang dinamakan Grand Champa tersebut nantinya meramaikan hunian vertikal di kawasan tersebut karena di kawasan tersebut juga berdiri apartemen Pakubuwono Residence serta bersebelahan dengan Grand Champa sendiri telah berdiri apartemen Permata.

"Champa yang dalam literatur merupakan bunga yang membuat perasaan rileks setelah mencium harumnya tersebut memang merupakan bagian dari arsitektur kondominium yang terdiri dari tiga menara (tower) serta berdiri di atas lahan seluas 1,2 hektar," kata Suhendro.

Menurut dia, jumlah unit yang akan ditawarkan kepada masyarakat sebanyak 95 unit dengan harga antara Rp 4 miliar (264 meter persegi) sampai Rp 16 miliar (1.158 meter persegi). Sebagai layaknya hunian mewah nantinya setiap unit akan dilengkapi dengan kolam renang pribadi 2X6 meter.

Apabila seluruh unit ini terjual diharapkan diperoleh pendapatan sekitar Rp 400 miliar. Kegiatan pemasaran akan dimulai pada tanggal 28 Mei 2005 saat ini telah dipersiapkan tenaga penjualnya, serta diharapkan pada akhir tahun sudah terjual sampai dengan 70 %, kata Suhendro.

Sementara pembangunannya sendiri saat ini masih dalam tahap pemeriksaan tanah untuk pondasi, serta diharapkan dalam waktu dekat sudah dilakukan pekerjaan pemasangan pondasi sehingga diharapkan pada Oktober 2007 kondominium elite ini dapat rampung secara keseluruhan.

Sesuai pasar yang membidik bagi kalangan atas (high-end society) yang mendambakan privasi. Grand Champa menyediakan fasilitas lift pribadi yang langsung menuju ke setiap unit. Dengan tingkat kepadatan para penghuni tidak perlu menunggu antrian.

Grand Champa juga menawarkan pemandangan dari tiga arah pandang (three point view), bahkan terdapat beberapa unit yang menawarkan sampai empat arah pandang (four point view) yang tidak dimiliki hunian vertikal lainnya di Jakarta.

Di samping itu, suasana alam mendominasi terhadap kawasan ini karena yang dipergunakan untuk bangunan hanya 22 %, sedangkan sisanya 77 % merupakan fasilitas umum. Sehingga mereka yang tinggal di kawasan tersebut tidak ubahnya menikmati liburan di hutan tropis di tengah kota.

Grand Champa memiliki menara dua diantaranya terdiri dari 15 lantai, sedangkan terdapat satu menara yang dibangun sampai 18 lantai yang masing-masing dibagi menjadi empat kelas, Penthouse, Lux Penthouse, Grand Penthouse, dan Royal Penthouse.

Mengenai pembeli menurut Suhendro tidak menjadi masalah, karena dari 10 kondominium yang dikelola Dharmala selalu laku di atas 70 %. Pembelinya tidak semata-mata dari asing (expat) tetapi juga perusahaan serta pribadi.

Grand Champa nantinya dilengkapi dengan fasilitas olahraga mulai dari kolam renang, lapangan tenis, jauh untuk jalan maupun lari dengan dilindungi pepohonan yang rimbun. Sementara itu, juga terdapat fasilitas umum yang terpisah dengan hunian yang meliputi restoran, mini market, ATM, dan fasilitas spa. (ant)

yes. well, I expected it to be NICE considering that its a luxury apartment ...and also to compensate for its lack of height. :)

Grand Champa promises resort-like living amid hustle and bustle

Amid the tighter competition in Jakarta's apartment and condominium sector, PT Dharmala Gandaria Permai is offering a new product: condominiums with private swimming pools.

The firm will also plant plenty of tropical trees on the grounds of Grand Champa condominiums, allowing tenants to enjoy the serenity of their surroundings while having a dip and sipping champagne in their private pools.

The condominiums will be built on 1.2 hectares of land in Gandaria, Kebayoran Baru, South Jakarta.

The subsidiary of PT Dharmala Intiland Tbk expects to complete construction of the three-tower Grand Champa in two years with a total of 96 units.

Ranging in size from 264 square meters to 1,158 square meters, each condo will be accessible only by a special access card.

"We are offering stylish condominiums suitable for the elite community that demands a low-density residence located in a superb location that will support their daily routines, yet still guarantee total privacy," said company president director Suhendro Prabowo.

"That is the reason why we are only building 95 units in such a vast area," he said.

The firm is aware that the occupants might also like to mingle with each other, rather than just hanging around their condo and private pool. That is why the firm will build joint facilities for residents, including two swimming pools for adults and one for children. There will also be a tennis court, a jogging track, a fitness center and a spa.

"Another Grand Champa innovation is that tenants will be able to enjoy a three-point view from their units, or even a four-point view from the larger units," Suhendro said.

Suhendro said the condos would cost an average of Rp 15 million (US$1,600) per square meter.

The entrance road to Grand Champa will be windy and lined with trees and plants, to give residents a serene feeling and shield them from the hustle and bustle of the city.

"The landscaping will cover 72 percent of the site, which shows that Grand Champa prioritizes comfort and spaciousness for its occupants," according to a release.

"Judging from Grand Champa's interior design, it is clear that we are trying to offer a modern lifestyle with a feel of nature, which complements our targeted market's demand for simplicity and style," said architect Budiman Hendropurnomo of Denton Corker Marshall, which designed the condos.

Budiman, who also designed the resort hotel Maya Ubud in Bali, said he wanted to bring the beauty of the tropics to the development.

"A tropical area can have a beautiful green landscape in just six months. And the maintenance for the plants is quite easy," he said.

He said his team designed the condos so tenants could spend weekends at home without feeling trapped inside four walls.

"We designed balconies overlooking the garden for every unit. Bigger units will have bigger balconies where the owners can have barbecues, for example," Budiman said.

You can get a good house fairly cheaply in the US if you are smart enough and know the right people. Most rich people see it as a status symbol, however, and make no attempt to go bargain-hunting.

not really... the price of the house really depends on the area... its neither a matter of being smart nor knowing the right people, although your brooker could help you negotiate a better deal, but that doesnt make the house cheaper by alot. plus property is really expensive now and bargain-hutning would only give u a crappy house in a crappy area.

I can't say I agree at all. I lived in California (not West LA however) and I never paid 1.5 million for a house. Our house was 3700 square feet which I suppose isn't that big, but we only paid $400,000 for it (late 90s).

first of all, the prices of houses have skyrocketed since the late 90s. second of all, my statements were meant to be regarded with prime locations, as these expensive apartments in jakarta are in Jakarta's top hot spots, so that was my basis of comparsion.

sory i f i confused u.. i didnt mean all houses in this nation heh.. just those that are in locations that would be of the same league of jakarta's higher end apartments. because i bet you could get a house for 2o grand in like.. bloomsdingdongville alabama

i guess houses for 400 grand can be found in those developing suburbs like... cant think of any................................. oh irvine.. and other places in the valley. may i ask where your house was located in>

TEMPO Interaktif, Jakarta: PT Dharmala Intiland Group kembali membangun kondominium di kawasan selatan Jakarta. Grand Champa, nama kondomonium ini, dibangun di atas tanah seluas 1,2 hektare di Jalan KH. M. Syafi'i Hadzami, Kebayoran Baru.

Proyek dengan nilai investasi penjualan sebesar Rp 400 miliar tersebut dikelola PT Dharmala Gandaria Permai, salah satu anak perusahaan PT Dharmala Intiland. Khusus pengembangan kondominium, Grand Champa ini merupakan proyek ke-10 yang dikembangkan Grup Dharmala Intiland.

Menurut Direktur Utama PT Dharmala Gandaria Permai Suhendro Prabowo, salah satu terobosan yang dilakukan Grand Champa adalah penawaran yang sangat terbatas. Di atas areal yang sangat luas tersebut hanya terdapat 95 unit saja. Luas unit yang terkecil adalah 264 meter persegi dan yang terbesar 1.158 meter persegi.

"Kami menawarkan sebuah tempat tinggal berkelas kepada kaum elite yang membutuhkan tempat tinggal dengan tingkat kepadatan yang sangat rendah," ujar Suhendro.

Pasar yang dibidik dari Grand Champa, kata Suhendro, adalah kalangan papan atas yang menginginkan privasi yang tinggi. Karena itu, keunggulan lain yang ditawarkan Grand Champa adalah kolam renang pribadi di tiap unitnya serta fasilitas lift yang langsung menuju unit.

Grand Champa mulai dipasarkan pertama kalinya pada 28 Mei lalu. Harga penjualan per unit mulai dari Rp 4 miliar sampai dengan Rp 16 miliar.
