Went to the PO this afternoon to look at the application and to get a few pics and as usual the associated documents have been scanned and uploaded today.(2 weeks later) :nuts: Link to planning application below renders.

A proposal for development of 125 hotel rooms underground carparking and double height commercial space at podium level.
The staccato modulation of the facade follows traditional cotton weaves and makes reference to the nearby mills which were formerly at the seat of the industrial revolution.

Manchester City Planning Dept. required a building which made a bold statement and our response is an unapologetic intervention which addresses the Ancoats Lane Street Scape.

To communicate scale and massing more effectivly physical and computer generated models have been produced. A visually verified computer model was generated which illustrates the impact of the proposal on the streetscape

It adds to the density, which is good, but it is very plain - not in a way that makes it chic or interesting, just plain and boring. In insipid white doesn't do it any favours either. Better than nothing, but a much poorer standard that most new buildings at this end of town, which are mostly a high standard and individual.

I actually quite like the building (not particularly original but well intentioned) but its in the wrong place. I dont think the heritage nazis will like it - too tall, no historical references, wrong material, no street level activity.
It'll get approved though i'm sure.
I like this development. Hopefully it will go some way to plugging the gap in provision at the affordable end of the market.

I like the look of it too, it looks to be well put together and undemonstrative - but I am puzzled that you and the "heritage nazis" might feel it was in the wrong place. What sort of development ought to be encouraged along this stretch of Great Ancoats Street?

I think the feeling is that conservation areas shouldnt be ring fenced by tall buildings. I think there is a certain unease by some people who hold Ancoats very dear to their hearts that buildings that wouldnt be allowed actually in the conservation area are appearing just across the road or right on the edge of it - both affecting views into it and over powering those actually in the CA.
I cant say i share that opinion generally but i can see their point.
Same with Castlefield.

Thanks Longford - but if I read the model and renders right, this is nearly 100 metres south of the Ancoats Conservation area - which I thought stopped at the Rochdale Canal. If it was on the retail park site, then I could understand there being reservations - but I cannot see this as being much more intrusive that ISIS on the other side of the Road.

Which is not to say that canal face of Ancoats is notl worth preserving - especially with all the proposals going ahead for New Islington. But generally conservation is better served - I tend to feel - by finding uses for vacant buildings and buildings for vacant lots.

Not bad. Tidy. Neat. Rather functional, but the "cap" on top and the horizontal banding between the irregular windows somehow works quite well. Yes it's a little plain vanilla but it does it for me.

The fact that it's near the conservation area might well make some a little unhappy, but I think it would be unfair to use such conferns to drive a de-facto extension of the conservation area.

Taken fron DF. Application gone in,(apprently) new design. That area of Great Ancoats Street is really going to look awsome in a few years. ISIS, Gravity, Pollard Street, GAS Hotel and Eastgate down the road. :wink2: (article below new render)

SW Foulkes have designed this planned hotel building on Great Ancoats Street in Central Manchester, now submitted to the local council for outline planning permission.

Developed by Urbanize Ltd, it will reach 49 metres over a 13 storey slab block containing 125 new hotel rooms that stands above ground floor retail.

The design is a substantial move away from the previous version by the same architects although it still retains earlier elements such as the basic shape and the original pale limestone look that will be clad over an envelope of structurally insulated panels.

Added to the scheme is a coloured glass screen fading from deep red to blue as it works its way up the building. It has designed by the architect "to cast filtered light back onto the pure white façade and use it as a blank canvas for the light to play on as the conditions change." This glass is also replicated in a smaller scale on a shorter wing of the building.

There are a number of options open to the architects including having images projected on the glass or alternatively having it lit up at night, perhaps utilising LEDs.

Another major change to the proposals is moving away from a simple frontage of past plans to something with full height window bays that puncture the front of the building and will offer guests full height views of the changing Manchester skyline.

H. I think I posted Renders and information in the Ancoats thread?
its definitely an improvement on what's gone before. the last one was just an ok block, nothing wrong with it but nothing special either. this one pleasantly surprised me, its way better and yet so few changes to make that leap upwards. i guess it shows how a little detailing can go a long way.
I must be missing something but it looks exactly the same to me except with some dodgy photoshopped colours splashed on it.
What do you expect Jon for a northern shit hole ?

Come on its 100% better than the derelict land that is there now , every building cant be high spec .
