Trava, which is intended for high-income families, offers lots ranging in size from 550 square meters to 750 square meters. Homebuyers can choose from three house designs, all with a swimming pool, to be built on the lot. Amenities include a clubhouse, tennis court, basketball court, swimming pools, function rooms, a dance studio, and a fitness center. There are also permeable paving that filter and direct stormwater to a detention pond, underground utilities and a sewage treatment facility.
Zadia, which is for middle-income homebuyers, offer 25-square-meter studio units and 50-square-meter 1-bedroom units, all with a balcony. The community combines quiet suburban lifestyle with modern living conveniences through its swimming pool, indoor basketball court, tennis court, playground, clubhouse and neighboring shopping malls.
The new developments in Greenfield City support Sta. Rosa City’s economic growth through the business and employment opportunities they would generate.
“Zadia will be the tallest building in Sta. Rosa. Once you have that building, everyone will start building,” said Santos.
The access road would provide convenience in going to and from the city promoting migration to Sta. Rosa.
“These are all private roads for the use of the public. We have to find ways to resolve issues like traffic for the benefit of the public,” added Santos.
Development also raises land value, which bodes well for property buyers and the city’s treasury.
When GDC launched the 30-hectare Pramana Residential Park along Greenfield Parkway in 2007 and the 55-hectare Solen Residences in 2010, the land value in Greenfield City appreciated from P8,000 to P15,000 per square meter.
At present, the property value in the area ranges from P22,000 to P30,000 per square meter.
