YIMBY: New Look: 10 Huron Street, Greenpoint

Northern Greenpoint has construction on every corner, but the biggest new building headed to the formerly quaint waterfront neighborhood is a 39-story tower at 145-155 West Street, once home to the Huxley Envelope factory. Mack Real Estate and Palin Enterprises demolished the large single-story building in January, and now they’re driving piles for the planned 392-foot-tall high rise between Huron and India Streets on the East River.

The site is quite large, and will include both the larger tower and a smaller five-story component, with 463 units in all. The tower portion will be divided between 287 rental units and 95 condominiums, which will start on the 28th floor and end at 40 (the marketing count bumps floor numbers by one when compared to the DOB). The five-story building will have 81 rentals.

While 21 India Street currently stands solo, it will soon be joined by the towers of Greenpoint Landing, where work has already begun on the first few affordable buildings. Eventually, over 5,500 units will be built as part of that project.

Massive Mixed-Use Tower and Mid-Rise Development on the Rise in Brooklyn
Currently rising in the up-and-coming Greenpoint neighbourhood in Brooklyn, the eponymously named The Greenpoint is set to redefine the local waterfront. The massive 39-storey, 640-unit, mixed-use tower and mid-rise development has already become a fixture of the city's rapidly rising skyline. Designed by Ismael Leyva Architects for developers Mack Real Estate and Palin Enterprises, the mixed-use complex will encompass a total of 716,982 square feet, with ample room for 19,324 square feet of ground floor retail that will be divided between the tower and mid-rise components, along with a 3,802-square-foot medical office.

Greenpoint’s East River waterfront is shaping up to be the city’s next vibrant waterside locale. Just last week we reported the sale launches of two new condo buildings (50 Greenpoint Avenue and 170-174 West Street) near the low-key neighborhood's shoreline. Now we can announce the topping-off of its first and tallest tower, fittingly named The Greenpoint. Inside the block-long development will be 95 condos and 287 rental apartments, most of which are to feature sweeping views of the river and Manhattan skyline.

Cladding Underway as The Greenpoint Tops Out in Brooklyn:
Located in Brooklyn's Greenpoint neighbourhood, the eponymous 40-storey highrise development by Mack Real Estate Group, Palin Enterprises and Urban Development Partners has reached its ultimate height since our last photo update. The Greenpoint, now one of the borough's tallest buildings, is set to have a mix of 95 condominiums and 368 rentals.

a waterfront esplanade is set to open this spring in front of this tower. Eventually, as more projects are completed, the Greenpoint waterfront will be lined with public space like this.
