SHUAA Capital unveils ‘Dubawi’ mixed use development on Sheikh Zayed
Road

11 September 2017

Dubai, United Arab Emirates; 11 September 2017: At Cityscape Global today, SHUAA Capital revealed plans for a new skyscraper that will be a new landmark in one of Dubai’s most dynamic and coveted neighborhoods.

Located in the heart of Dubai on Sheikh Zayed Road and in close proximity to the bustling Business Bay area, the “Dubawi” property will offer views of the Arabian Gulf on one side and the Burj Khalifa, the world's tallest tower, on the other.

The concept was developed by N Studio, the architectural and interior design practice of Northacre, London, a high-end residential developer with a 25 year track record of delivering over 1,000 homes and apartments in Prime Central London.

Jassim Alseddiqi, Chairman of SHUAA Capital, said: “The steady roll-out of our strategic growth plans in the first half of 2017 has seen SHUAA begin to chart a new trajectory that leverages our core strengths to create new opportunities for our firm. Dubawi is a bold statement about both the ambition and the capabilities of SHUAA that embodies the optimism we have about our firm’s future outlook.”

Designed as a mixed-use hotel and residential tower to address demand in the UAE’s residential, tourism and hospitality sectors, Dubawi will consist of circa 500 hotel rooms and serviced apartments sharing amenities with the hotel, as well as over 500 apartment units and penthouses.

Fawad Tariq-Khan, General Manager of SHUAA Capital, added: “Located adjacent to Dubai’s iconic Sheikh Zayed Road and near to many of the city’s key commercial and leisure hot spots, Dubawi will evolve into a landmark in its own right thanks to its scale, world-class design and amenities. We are excited to move forward with this project, which will build on SHUAA’s experience in real estate while opening up new frontiers in a key sector of the UAE economy.”

The development scheme will be managed by SHUAA’s specialised real estate asset management division, which currently manages assets in excess of AED3 billion, including real estate projects spread across both the UAE and Saudi markets.

This is surely supertall. I count 61 regular floors, plus around ten in the duplex-looking section at the top, at least four double-height lobbies and minimum 11 in the podium, probably more. Could easily reach 380m I think.
You used the same pic in this thread and the South Bay thread...?

^^ Indeed he did, but this is a correct picture. Added the correct one to the South Bay thread.
Looks awesome! Judging from the render and its shown background buildings, I suspect the plot below to be the location of the tower.

You can't really rely on the developers words saying its located adjacent to SZR, it's rather marketing than precise information :)

Beautiful design! Looks similar to the other new tower next to Al Hikma tower! :)
Is this render a concept or the final design?
On instagram, this user said the tower is "400m or something like that". He looks like the person that worked on the stand for this tower at Cityscape.

The final winning design ... so damn squarish ... but the good thing is, I don't see balconies on it bcz the design hides them well .. construction is set to begin this summer.

I LOVE this! no balconies, a proper super tall with no ugly crown or spire! and no ugly parking tower
^^ I think there is balconies ;) but hidden smartly in the design ..

Hooray, no parking tower! Even though this appears to be a plain box, I kind of look forward to it. :)

^^ It is soo boring yet soo unique for Dubai .. its boringness will stand out between all the extravagant and busy towers of the city.
This is actually a close call for a supertall now, based on these renders. It looks more like 280m-ish, though it's not easy to tell. But I greatly appreciate the design changes - this is still not a beauty, but definitely an improvement.

Forgot about this part; it's actually a huge improvement not to see a separate parking block :)
