Related 3--8 story buildings. No brainer
USF Water Street 14 stories but 300 feet.

AER. Straz Tower 33 stories
River Walk Place 53 stories.
Hyatt Centric 21 stories.
Water Street Convention hotel. 26 stories.
Water Street duel buildings 26&21 stories
Water Street imo 3-4 more structures. All apart of phase 1.
Del Villar 36 stories.
South Tampa Marina Condo 16 stories.

I would be shocked if AER starts construction next year. I think everything else on there has a good shot or is already in progress. I think you'll see more stuff revving up in Tampa Heights too; for the Water St additional buildings I think the parking garage and Medical Office building next to USF will be vertical by then. I think the Kress block will see legitimate plans but don't think any dirt will be moved by then.

Agreed Mike. Im still hoping Straz gets built. Just because I love the design and height of it all. And it will stretch the downtown core in a tremendous way. Fingers crossed.
So far I believe the whole delay of construction around the Straz schedule has been a convenient excuse. There is something more going on, perhaps they were hoping to get more from the city or other interested parties for the project with the hype...seems suspect there isn't more happening by now.

^^couldn't agree more. I'm sure it comes down to financing issues more than an inconvenient schedule. The Straz has been there for how long....you know they have shows and when their peak schedule runs.
The Straz is simple. Tampa Bay doesn't have the rents for constructing a 33-story apartment building. Same thing with Halcyon in St. Pete.

and I'll add that not many metros do. 33 stories is very tall for an apartment.
Wasn't Straz to be Condo?

Virage definitely. Last article posted here said they had enough commitments to break ground.

USF has broken ground already. I would definitely count on all the Water St. projects. There is a ton of money behind those.

Also, the Apt project by Oxford Exchange? Didn't that break ground too?

Others:
West bank redevelopment project?
Armature Works projects?

Wishful thinking but a commitment to build a Ray's park!!!

I wonder if these and other developers put a break on their projects fearing, that Water Street will saturate the market for a while.

Recession is likely around the corner. They may just be holding off for next building cycle.

Pretty sure it was supposed to be apartments, not condos.

Imo you get this built and it revives North Franklin even more. I know many on here want that. Its within walking distance to perhaps several restaurants that could come soon after. Like I said fingers crossed

The building is top notch.

It's just been so long in the works....I'll believe it when I see a crane.
