Latitude Group has obtained resource consent for the first new A-grade office development for the Christchurch central city business district in nearly two decades. Latitude managing director Ken Wimsett said he is negotiating with Hawkins Construction over the building contract for the 12-level building. Leasing interest had been strong even before the marketing campaign has begun, he said. Club Tower will be on the banks of the Avon River on the Canterbury Club site at 129 Cambridge Tce in partnership with the club.

The parties have struck an agreement whereby the club sells 1398sq m of its 4090sq m of land to Latitude for $4 million. The resource consent allows subdivision of the site, removal of a squash court and demolition of some more modern extensions to the original 133-year old club house. The conditions also include a number of sustainable design features and Mr Wimsett said the building would be constructed to a five star green rating. Rental levels will be targeted at about $350 a square metre level.

The development may partially stem the flow of businesses out of the inner city to fringe locations, which has pushed the CBD office vacancy rate marginally higher from 7.6 per cent a year ago to 8.9 per cent (33,000sq m) according to CB Richard Ellis. Vacancies within A-grade accommodation (three office towers) remain low at 447sq m. The most substantial change occurred in the B grade, with another 3500sq m vacant over the previous year leading to a total vacancy of 6000sq m. This has been mainly confined to a cluster of Hereford St buildings such as Te Waipounamu House, BNZ House and the National Bank Building.

Brilliant Flyin - I just didn't get round to finding a lot of other pictures last night - bit swamped with uni work. It looks really good. :)

I kinda thought it would get a good tidy up:banana: :cheers:

Looks great.... all it needs now is for the ugliest building in the city right next to it to be demolished lol!
The Post office building?!:bash:

The Post office will be moving out very shortly to their new pad at the airport. There has been talk of turning it into flat, hotel, or a home for the CCC.

you said it. that post office building is frinking ugly. the space the city council could have to build an entire civic complex if they had the king edward site and the post office building. it's amazing the way it all seems to be taking off over that side of the river.

I think you are right about the idea for a civic complex. It would be a fantastic blank canvass for some amazing city regeneration and infilling.:banana:

Just read.....

All the paper work has been signed, sealed and delivered. :banana:

Work is to start in a few days - July.

New building is to be ready for October 2008 :banana: :banana:

Clearing of site has begun, bit concerned about the sign the architects put up which renders all the lower parts of the building ...but not the tower itself:S
:eek2: Don't panic David..........don't panic.............there will be a decent explination for this............

This must be the render that Cartel is talking about Dave. Only one worker on site when I went there today, he still thinks the tower is going up. I will get a few photos when there is better light on the club tower site.

^^Yea that billboard isn't even about the tower, so I wouldnt worry David. It's just the CClub side of things.

^^ lol. Yeah k maybe I didn't read it. Was more like should really have my eyes on the road in this traffic but a quick glance wont hurt....

regardless. I still think it's rather misleading, you have to remember that in Christchurch, much of the time when high-rises are being built, they often wont put up the design at all.

I assumed the restoration was complete as the scaffholding was taken down quite a while ago...
