where do they have room to put it. Its dense!!
The problem is not the room but the lack of infrastructure- if they want to build 2.5 million square meters they need to upgrade all of the existing roads in the area or there will be HUGE traffic jams there 24/7.

I think that those 2.5 milliom square meters includes parking lots and driveways.

why won't get build ?
it's has been approved by the municipal committee and also by the regional committee - if so it has good chances to be built in the mid-long term future,maybe in few years if there won't stand any bureaucracy.

The location is very good and central.
if they offer much cheaper land for office space than tel aviv or
ramat gan or bnei brak it could be in high demand.

It's not empty space. Many buildings. You sure that all of them will like the idea to move? Plus im sure many citizens of Bat Yam wouldn not like the idea that high rises will block their view to the sea and block the wind from the sea.
I hope it will happend. Bat Yam need this new 21 century look. But im afraid that it won't happend.

You are thinking of the old bat yam, now people see the potential.
Residential towers nobody would build 10 years ago today are some of the most expensive.
the same will happen with this area, once the first projects start it will take off.
