Another good thread because I've seen some really awesome industrial parks/factories across the Western Cape. Its cool because the designs are so good that one wonders why so many other more expensive residential/commercial projects look like crap.

Stikland Industria, Cape Town

The last phase of industrial land in Stikland will be available to the market in the second half of 2009. This will provide 65 industrial land opportunities ranging in size from 1 000 sqm to 3 000 sqm plots. As can be seen from the diagram this is an extension of the existing Sunnyside Industrial area in Stikland Industria which borders onto the R300 motorway.

The development is currently with the City of Cape Town and we anticipate to have the final approval by the beginning of 2009, where after the costing will be completed in order to establish the selling price.

For more information on this development contact Kurt Gouwsventer on 083 655 1144 or per email at [email protected]

Brackengate, Cape Town

The Cape's smart money is moving north, if a recent 24-hour sellout of all 77 light industrial zoned erven on 10 hectares of land in the Brackenfell area is an indicator. They form the first phase of a 25ha high-end security development, Brackengate Business Park, with an estimated developed capital value of over R1 billion.

Considered phenomenal in the current market, the saturation sales were achieved by a consortium of three brokerages, Gary Luyt Property Group, Tag Properties and Assetbridge Real Estate.

Actually don't like Northgate. I think the prime space should have been used for something else.
I know! My mouth just fell open when I saw this ... such a lovely prime piece of land for an industrial park - imagine the value of it and I'm not even mentioning the location ... Oh well, I suppose we should be happy it's not used for those rustic "back to basics" style housing that seems to be in vogue down South Africa way ...

Montague Gardens

Montague Gardens is Cape Town's most modern, sought after and well planned industrial area. It is situated within 10 minutes of Cape Town’s port and airport between Cape Town and Bellville and easily accessible from most areas of the Peninsula through the road and rail network. Montague Gardens is also in close proximity to the N1 and N7 National roads and the M5. Montague Gardens is the entryway to the rapid urban and economic growth of the West Coast region. This essential position has lead to the major retail chains such as Woolworths, Spar and Clicks locating their central distribution centres right in this area for convenient distribution to their many outlets throughout the region.

Montague Gardens is a relatively modern industrial suburb and the majority of its buildings are suited to the modern industrial requirements. The institution of cash and carry operations such as Makro and the Trade Centre in the area has lead to the growth of warehouse retail trade in the area and Montague Drive, Montague Garden's main activity backbone.

Montague Gardens has also become the core hotspot for the Do It Yourself (DIY) enthusiasts, with outlets such as Penny Pinchers and Ital Tile concentrating in the area. Montague Gardens is a rather unique industrial area in that it is surrounded and serviced by numerous residential and commercial areas which are in close proximity to the industrial activity.

In terms of commercial areas, Montague Gardens is serviced by both Century City and the Milnerton CBD. These areas provide Montague Gardens with fantastic banking, shopping, postal and entertainment facilities. Africa's largest shopping mall, known as Canal Walk, is situated just a few kilometres of the Montague Gardens’ centre.

In addition to retail and service facilities, the commercial areas surrounding Montague Gardens provide a range of office accommodation for users. To add to its desirability, Montague Gardens is also surrounded by a number of residential areas. This is completely unlike any other industrial area in the Peninsula. These residential areas range from an upmarket golf estate to lower income areas. Montague Gardens is unlike any other industrial area. It is upmarket and well sort after making it a dream for all business investors looking for the best of both worlds.

Atlantis Industrial market awakes!

Industrial urban creep and an extremely buoyant industrial property market with continued government investment in industry and infrastructure has awoken a sleeping giant, so says major investor Mr. R Kahn, referring to Atlantis Industria. Bad traffic congestion, soaring industrial property prices and a lack of land availability in other industrial areas convinced me to invest in Atlantis, says Kahn about his choice to open S.A. Tyre Recyclers’ main plant in the former Novel Spinners & Dyers building, which he purchased late last year. Kahn also mentioned that almost no zoning restrictions on the type of industry and how heavy the operation might be, made Atlantis a prime spot for industrial heavy industrial business, not welcome in other light industrial areas. Big names like Tedlex, Elvinco Plastics and Weetbix have large plants in Atlantis, with many other well known players in the industrial sector finding refuge in this very accessible and naturally pristine industrial node, only 20 minutes from Cape Town city centre on the N7 north. On the same site as SA Tyre Recyclers is Odyssey Industrial Park – Atlantis, which is housed within the same extensive factory building as the Tyre Recycling Plant, boasting almost 3 hectares under one roof together. Odyssey Industrial Park is now re-selling industrial sectional title units within this building starting at sizes of 500m2 up to 3000m2, with a larger space available at special request. With ever soaring building costs and selling prices in other industrial areas, Odyssey Industrial Park is set to sell quickly with selling prices starting from as low as R1800/m2. I like the modern design. I think we need more of these; more modern architecture/ designs, not too much but just to keep up with the times.

Why can't the CTICC just building basic 20,000sq, exhibition spaces for R300 million. Cut the frills and just make sure we have large exhibition spaces.
