Kushner Real Estate Plans 507 Units on Jersey City’s Marin Boulevard

A company whose co-founder’s family is no stranger to development and politics is behind a proposal for a massive new Downtown Jersey City high-rise.

A legal notice shows that KRE Acquisition Corp., an affiliate of the Kushner Real Estate (KRE) Group, has submitted plans to construct a development at 351 Marin Boulevard in Ward E. Located across from Hudson Hall, the property stretches from 1st to Bay Streets and has housed Avel Autoworks, Budget Car Rental, and Akian Auto Works.


Now, should KRE’s plans continue to move forward, the site would contain a building with 507 residential units. In addition, the complex would feature nearly 8,000 square feet of commercial space, 203 parking spaces, a 4,500-square-foot outdoor plaza, and amenities decks on the seventh and eighth floors.

Series of events over the past 3-4 weeks. Body shop closed, Pile driver used on 331 Martin site, then moved back to test pile on 351 Marin. The body shop's roof was partially stripped. The pile driver was folded on 7/23 and removed on 7/24.

Update from this morning - clearing out the remaining materials after demo. It looks like both sites may rise at the same time

This building is currently very under construction.
Its neighbor across the street, however...no idea. It seems that the site is currently being used as parking for some of the contractors, and they've been sharing the pile driver (it is now on the 351 site).

Here's a bunch of photos of the demo to now, from 8/26 until yesterday.

And here are a few from ground level, right before the site grading (about a week ago).





Based on the current piling pattern, this building appears to be L-shaped (the renders are probably outdated although they also show an L shape)

I haven't found any updated renderings of this project. It's probably not the previous LWDMR rendering as it doesn't appear on their site anymore.

Here's a few from the last two days. They appear to be preparing the foundation for concrete.

2021 seems possible - relatively normal timeline (2.5 ish years).

It's been moving rather quickly since I last updated it - they now have almost the full floor poured (no pics yet unfortunately - most recent from around a week ago)

Third (?) floor is pretty much fully rebar-ed out. Pouring soon. This is rising around one floor a week to week and a half. Decent speed for such a (somewhat) non-standard podium. Will definitely be faster when the tower starts.

I've read that Lennar is planning a development there. it's pretty early in the process presumably as there are no public plans yet (nor do i think the zoning has been updated yet). But something is brewing here

As for the project this thread is actually about - they have finished the podium level and have started on the tower portion.
