I went over today to verify what the pile driver was - and I found two separate pile drivers. Bergen-Lafayette is booming, especially the Johnston Ave area, between Pine and Pacific Streets.

In that area, you have:

420-424 Whiton St - 4/6 floors

440 Whiton - the pile driver I saw from my window

313-321 Pine St/412-418 Whiton St - a two building project, both 6 stories. The Pine St site is currently being worked on - not sure if they will continue to the Whiton St side as well

Other nearby sites:
17-19 Ash St - 20 Unit building across Whiton St from 424 Whiton. Recently got an NKay sign. They seem to have a lot going on at once, so I'd expect movement soon.

323-325 Pine St - 7 Stories next to 313-321 Pine

326-328 Johnston - 5 Stories

125 Monitor - across Pine St. No movement

342 Johnston - 8 Stories, corner of Johnston and Whiton

This is close to the 100 Monitor site.

Speaking of 100 Monitor - I can't tell how new these test piles are, or the seemingly broken pile driver on the site is. Perhaps someone who frequents the area more would know - that or I can browse my older photos.

On the other hand, the test piles on the site across the street (72-74 Maple St, 8 Story building) look rather fresh, as do the marks on the lot. Again though, I can't be sure

Drove by this area (as a passenger) on 78. There is a TON of construction going on. Unfortunately, I only had my phone and got some not so great photos while driving by.

But a rundown:

- 420-424 Whiton St - exterior seems complete
- 313-321 Pine St - one of the buildings (there will be 2 back to back) is up about 4/6 stories.
- 440 Whiton St - 1/6 floors framing coming up
- 132 Monitor St - Piling, 2 6 story buildings
- 72-74 Maple St - Fields Construction fence up, excavator on site. 8 Story building
- Unknown building with blue water barrier - this could be part of the 313-21 Johnston demolition, or it could be 381 Whiton already built.

All of these in a 3-block square. Lots of stuff going on, for sure

Even more progress - there are now EIGHT active construction sites (and one building definitely completed since last time - 420 Whiton St) in the Maple-Ash-Pacific St areas, all midrise buildings. There will be almost 800 units total added between these, and another 150+ if the other planned buildings start as well. Basically building a whole new neighborhood.

It's just a cheap building. This isn't an expensive area yet, so presumably they try to building most of the buildings cheaper. That being said - the other buildings around look much better.

The construction boom in Jersey City manifests not only in its central neighborhoods, such as Downtown and Journal Square, but all across the 15-square-mile city. Fogarty Finger Architects have unveiled renderings for 95 Monitor Street, a seven-story, 114-unit rental building proposed in the Communipaw neighborhood (also known as Bergen-Lafayette) southwest of Downtown. A facade of textured grey brick with glazed green brick insets will liven up the rapidly developing stretch of the street, as will ground-level retail.

The 122,000-square-foot building will feature apartments ranging from studios to two bedrooms, as well as 36 parking spaces, a courtyard garden, a green roof, and a seventh-floor lounge that overlooks the skyline of Jersey City, Manhattan, and Brooklyn, as well as the Statue of Liberty, a vantage point made possible by the fact that 295 Johnston Street, a new 308-unit complex across the street, rises five stories high.

Just a few years ago, Monitor Street was a peripheral thoroughfare at the southeast fringe of Communipaw, a traditional neighborhood of pre-war townhouses. On Monitor Street, such townhouses mingled with abandoned warehouses and sprawling, fenced-in dirt lots. Today, the street is at the city’s new development frontier. 95 Monitor’s other neighbors include BELA at 74 Maple Street, a brand-new, eight-story rental building at the block corner; across the street are the Solaris Lofts, an equally-new, 5-story, 72-unit rental at 65 Maple Street that replaces a lot that sat vacant for 40 years; further to the south is The Foundry at 300 Communipaw Avenue, a three-story pre-war loft converted to condos.

An abundance of developable properties is not the only reason behind Monitor Street’s construction surge. The street is located within Jersey City’s Morris Canal Redevelopment Zone, close to Downtown, which is easily accessible via the Liberty State Park station of the Hudson-Bergen Light Rail located a block away. The station also services the massive Liberty Science Center, a popular family destination, and the adjacent Liberty State Park, the largest waterfront green space on either side of the Harbor. Dr. Lena Edwards Park sits even closer, just a block north of 95 Monitor, while delis, dining, and community services scatter across Communipaw’s old-school blocks.
