Last Thursday, May 3, Mayor Fulop and the Namdar Group officially broke ground for the 87 Newkirk Street development near Journal Square. The 15-story building will bring 132 apartments to the neighborhood as well as 25,000 square feet of shared office space and 1,500 square feet of retail space.

87 Newkirk Street is the first Jersey City project for the New York-based Namdar Group — a family-owned-and-operated real estate investment and development firm in Great Neck. The project team also includes C3D Architecture, Severud and Associates (structural team), and KEA as the MEP engineers.

“Namdar Group strategically invests in markets that have significant growth potential, and Jersey City — particularly the Journal Square neighborhood — certainly fits that criteria,” stated Effy Namdar of Namdar Group. “We’re extremely excited to embark on our first project here, and we would like to thank Jersey City leadership for supporting our vision.”

Mayor Fulop reiterated that Namdar Group’s focus now and moving forward is off the waterfront and Effy Namdar stated they are “all in on Journal Square.” The event was brief to beat last week’s heat, but the unseasonably high temps did not diminish the enthusiasm for the development. Mayor Fulop concluded that 87 Newkirk Street will be a great asset to the neighborhood.

Journal Square activity picking up quite a bit. 87 Newkirk under construction, 61 Newkirk topped out, 156 Academy actually under construction, 190 Academy...not so much. Both 74 Jordan Ave and 28 Vroom St (6 and 5 stories, respectively) have been demolished, although my feeling is 28 Vroom St is the likelier to get built sooner. On the north side of the tracks, the Central Ave extension seems to have begun with the demolition of several buildings. Construction has also started on 78 Cottage (or 74-76 - a bit tricky to tell).

15-Story Complex Could Tower Over Jersey City Neighborhood with Almost 300 Units

A public notice shows that a 15-story building is being proposed for this property located at the corner of Washburn Street in Ward C. Should developer Overlook, LLC’s application for Preliminary and Final Major Site Plan approval with deviations such as maximum height and minimum retail depth be approved by the Jersey City Planning Board, the project would consist of 297 units along with commercial space on the ground floor. In addition, two floors of office space would be included in the building and 181 “automated parking spaces” would be provided on the premises.
