Boom is doom for Sheraton

The Sheraton Bal Harbour, designed by architect Morris Lapidus, will be torn down next year for condominiums and a condo-hotel.

The Sheraton Bal Harbour, a nearly 5-decade-old beachfront resort formerly called the Americana that once ranked among South Florida's premier tourist destinations, is set to be demolished next year to make way for condominiums and a condo-hotel.

Developer Jorge Perez said he is paying ''in excess of $200 million'' to develop the property in a joint venture with Starwood Hotels and Resorts, which owns the Sheraton Bal Harbour. They plan to build a 350-unit condominium building and a 250-room ultra-luxury St. Regis condo-hotel.

It may be the first demolition of a South Florida building designed by famed architect Morris Lapidus, said historian Paul George and Miami Beach architecture author Randall Robinson. The Sheraton Bal Harbour will stay open until May 2006, said Perez, chairman of Miami-based Related Group of Florida.

The move is yet another remake of a high-profile South Florida hotel property amid the region's ongoing real estate boom. Some worry the changes are eroding the area's stock of hotel rooms -- the latest a favorite of America's labor unions.

Perez, the state's most prolific high-rise condo developer in the past dozen years, also said the project amounts to his final local high-rise condominium project -- at least for now.

''This is it for us in South Florida,'' said Perez, whose first high-rise condo was South Beach's Portofino Towers in 1992. He has nearly 40 condo projects underway from West Palm Beach to downtown Miami, much more than any other developer in South Florida. He said demand for condos remains strong, but prices for new land have become too expensive.

''We need to concentrate on what we have on our plate right now,'' said Perez, who also has condo projects in Fort Myers and Las Vegas.


Starwood Hotels and Resorts declined to comment. The White Plains, N.Y.-based hotelier, which is publicly held, owns such brands as Sheraton, W Hotels and St. Regis.

In addition to the condo tower and condo-hotel, the new development is to include a 6,000-square-foot ballroom, a spa and two restaurants.

The 8.8-acre site has long been admired because it sits on the beach and is across from the Bal Harbour Shops.

Designed by Lapidus and built by the Tisch family in the late 1950s, the 645-room Sheraton Bal Harbour once was one of the most glamorous resorts in South Florida. First known as the Americana hotel, it was renamed the Sheraton Bal Harbour in 1980.

The hotel is not protected by a historic designation, and Related is not expecting opposition from preservationists.

But some observers expressed disappointment. ''It is a crying shame,'' said historian George. ``It was one of his greatest buildings in the area.''

Lapidus' other designs include the Eden Roc and Fontainebleau hotels in Miami Beach.

HOTEL ROOM CONCERNS

The announcement also comes amid concerns that South Florida's booming condominium market will endanger its hotel stock. The 585-room Roney Palace on Miami Beach has been converted to a condominium, and three months ago Related said it would demolish Miami's 598-room Sheraton Biscayne Bay for a residential complex.

Developers plan demolition or renovations at the Sonesta in Key Biscayne; the Yankee Trader and Clipper in Fort Lauderdale; and Miami Beach's Shore Club, Fontainebleau and Holiday Inn.

Meanwhile, hotels across South Florida are selling rooms individually as condo-hotel units, which critics say will turn off large groups needing to book years in advance. Renovation plans also create the potential for short-term inventory crunches.

''I'm concerned next year when 2,000 rooms disappear,'' said Stuart Blumberg, president of the Greater Miami & The Beaches Hotel Association.

The Sheraton Bal Harbour was slated as one of two team hotels for the 2007 Super Bowl, and local tourism officials recently notified National Football League executives of Related's plans.

William Talbert, head of the Greater Miami Convention & Visitors Bureau, which is coordinating South Florida's Super Bowl preparations, said another oceanfront Miami Beach hotel will be picked as a team headquarters.

And with the St. Regis, South Florida will get a more upscale hotel, he said. ``Remember, the five-star product we have attracts and keeps the Art Basels of the world, is very attractive to the Microsofts of the world.''

UNION HOTELS

The demolition also means the loss of one of South Florida's few large unionized hotels. Labor groups and their allies -- including Democratic presidential candidate John Kerry -- regularly stayed at the Sheraton Bal Harbour.

Perez shrugged off any concerns.

``This and the Sheraton Biscayne Bay project are going to be our jewels in South Florida.''

wow, they wanna demolish a morris lapidus building? i'm not sure which building it is or what condition it's in, but i don't like the sound of that. i'm sure we'll see some protests over this one.

as for this being the related group's last project in s. florida for a while, i wonder if that's a sign that the end of the boom may not be too far off. from what i've read, jorge perez is pretty well respected & other developers take cues off of what he does, so maybe this could be something that triggers other developers to back off themselves. really, as long as the majority of what's already been proposed is built (not just the related group but all developments), i'll be happy. that's a hell of a lot of buildings to add to our skylines & one hell of a haul over the last so many years.

cant beleive hes pullin out, were losing a legend

and dont like the sound of losing such an architecturally significant building, any1 got any pictures of this hotel?

not really surprised jorge perez is getting out,although the land in uptown and edgewater is cheap but w/e .i'm kinda glad that hes pulling out after one sheraton becuase if not he was going to buyout all of the waterfront property meaning no 1000ft.this way during the next boom we'll still have land left.i'm guessing that only about 10-15 large projects are left before this boom ends.this last one probably the herald site.

another thing i like is the way he builds he started on miami beach,then brickell,then downtown,then bal harbour.

i do like the way the article ends"sheraton biscayne bay are going to be our last jewels in south florida.

related is heading towards vegas there is alot of construction out that way so they want to capitalize on that market since they have so many projects here right now.

There comes a point when retaining your history is more important than getting a new taller building. Miami has a short history, many of its older buildings are gone because of waves of booms. Maybe this one should stay, and they should wait to see if the boom lasts. Hate to tear it down and have a vacant lot.

its beachfront there wont be an empty lot

waterviews are almost gone in miami so any water view sells for an arm a leg and half a brain.

Perez does pick the gems...and other developers do pay attention...this news was big news this morning.
It is a great study to watch where Perez goes and more importantly, where he doesn't go.
Perez has developed in the brackets between where the MetroMover starts and terminates, and on the Miami Beach/Bal Harbour/Sunny Isles waterfront, and nowhere else.
There is the real estate guy that posts here alot who, not so coincidently, has the same philosophy, and so does his company...stand by for some breaking news....

Where he doesn't go Good luck to Midtown/Biscayne coridor mega projects...when those projects work it'll be great, that will be a good sign the the the boom cycle is continuing.

let me just say that perez has alot of parcels on the miami river and near jackson memorial site he also has a few parcels downtown i dont see him building this out anytime soon becuase he will most likely wait it out to let office towers build up the need for a second wave of condo construction

so my guess is dont expect loft 3 untill 2010 or later.

the sheraton bal harbour is a great hotel but not to the scale of fontainebleau or eden roc. It is a nice place with great interiors. The outside and building design is so so.

LOL ROARK :) , and Everyone else, I was there today at the Miami City Hall, planning and zoning meeting with the Proposed tall towers, Guess what Jorge Perez has up his sleeve Now, Its ONE BRICKELL PLAZA, and Its a beauty, I mean the Sheraton Brickell Resort and Hotel's Future SITE Plans, I saw it and talked with the representatives there, They told me its gonna be Three ( 3 ), Tall towers, two on the bay, 60 and 55 Stories, and the one tower close to Brickell ave will be 51 floors at 495 Brickell ave, wow, this is GREAT !!! these 3 Towers by Jorge Perez are Huge. :cheers:
P.S, Also Everyone :) , when I was there I saw the Picture ( rendering ) of the PLATINUM on the Bay, its Over 50 Floors and very slim and tall . :cheers:

I'll bet that , too, Uptown-Midtown :) , You and me Both , know he's there taking pics Protesting the Home depot in the grove, but you know the home depot will downsize it self at the old K-mart store and probably get approved by the city of Miami, its all about jobs and something has to go there at that old K-mart. :cheers:
