Noticias nuevas sobre el IFCA, me las enviaron en Ingles, (No se por que me enviaron la informacion, quizas por que me registre en el website. Para los que no hablan Ingles, basicamente dice que empezaran el primer edificio del centro (Laifex) a mediados del 2010, los trabajos de pre-construccion ya empezaron. El edificio se terminara en el 2012 y contara con tecnologia de punta.
















After six years of meticulous research and planning to establish the Independent Financial Centre of the Americas, 2010 will see the first phase of its physical manifestation, as we begin the construction of the LAIFEX building.

Designed by renowned architect Bernard Tschumi, the LAIFEX building is poised to make an iconic statement to regional and international organisations, expressing the innovative and dynamic approach it is taking as a financial hub for the Americas.

“The LAIFEX building is a centre of gravity for the Independent Financial Centre of the Americas and its surrounds,” commented Bernard Tschumi. “It is a bold opening move in a strategically important process – to redefine the boundaries between living and working in an extraordinary and historically consistent way.”

Pre-construction work is underway, and the site infrastructure and utility supply will be developed in early 2010. In the second half of the year, work will begin on the building itself. Build materials have been selected not only to ensure the highest quality in the finished result, but also with a view to sustainability, both in their sourcing and their deployment.

The LAIFEX building will meet Leadership in Energy and Environmental Design (LEED) certification standards for energy and waste management in construction and in operation, establishing the criteria to which every succeeding development in and around the Centre must accede. The LAIFEX building comprises three floors and a tower, with a gross area of 103,375 square feet. Clearly visible from a distance, its highest floors offer stunning views out over the Caribbean Sea.

Within the building, guests are offered the use of a dedicated reception, lounges and a dining area. A hospitality centre ensures that all visitors can access support and concierge services before and after, as well as during their time at the Centre.

The building houses the offices of the Independent Financial Centre of the Americas, as well as those of the Independent Clearing and Settlement House of the Americas, the Centre’s first operational component. It will also be the anchor site for the Centre’s first tenant organisations.

Due for completion in 2012, the LAIFEX building will in addition contain extensive press and data facilities, as well as comprehensive space for ancillary services and support.

“This is an exciting transition for the Centre,” said CEO Gaetan Bucher. “With the LAIFEX building we will be providing a hub through which the enormous potential of an aggregated Latin American market can be realised. It will be at once a testament to the hard work that has gone into its creation, and a test of our ability to deliver on the opportunities we have identified.”

Surrounding the LAIFEX building, the masterplan created by Bernard Tschumi details the full extent of the planned development. This will include not only further landmark buildings for the Centre’s tenants, but also an entire metropolitan area with a full compliment of municipal and recreational amenities designed to provide a comprehensive 21st century residential environment for individuals working at the Centre and their families.

At the start of 2010 the Independent Financial Centre of the Americas is at a key stage in its evolution into a financial platform, offering internationally scaled operational facilities as well as consolidation in formerly fragmented Latin American markets. With the successful passage of the Enabling Law 480-08 and a solid regional economic base, the Centre is set to occupy a significant position in the new financial world order being established in the wake of the banking crisis of 2008/9.

At this pivotal moment in our development, we examine the forces that have shaped the Centre’s growth to date, and the opportunities it seeks to address in the year ahead.

Project Status

Despite the extraordinary convulsions in the financial industry during the past year, and the consequent instability of the global economy, we have been able to continue steadily on our development path. Our priorities have remained to advance conversations with future tenants while moving forward with the development of the LAIFEX building – the first office development on the site of the Independent Financial Centre of the Americas. On both fronts we are achieving our strategic objectives, converting high levels of interest from a generally intrigued financial marketplace into a number of negotiations with prospective tenants. We are timetabled to sign our first heads of agreement during quarter one of 2010, and all the signs remain positive that we will achieve this. Once we have done so, we anticipate subsequent conversions will follow in steady progression.

At the same time we are continuing to create value on the ground with the completion of development plans for Phase 1 of the building programme. The Centre’s architect, Bernard Tschumi, has committed his strategic partnership to ensure the successful elaboration of our inaugural construction work, and we are now fine-tuning the detailed planning and pricing element of the project.

"Given the wider economic context this is unsurprising, but as a result of having successfully weathered a recessionary business cycle, we are stronger and better placed than ever to capitalise on our unique regional and global context."

With evolved provisions for risk management and transactional effectiveness, the Centre utilises the Law to provide both regional and global opportunities for financial institutions in an environment of strong compliance with G20/OECD regulatory requirements.

A resilient business model in adverse conditions

The last economic cycle has proved to be a fertile area for the Independent Financial Centre of the Americas. None of the banks that were subject to some of the worst effects of the crisis have fully consolidated their business in the Latin American region. With the present imperative to increase efficiencies in a bid to regain lost ground, a stable and coherent offer to provide the facilities for exactly those processes could not have come at a better time. The Centre is designed as the ideal platform for financial institutions

to generate efficiencies and economies of scale. In particular, our state of state-of-the-art technology infrastructure, our contemporary and efficient office space, our highly qualified human resources as well as our offer of advanced Business Process Outsourcing services, extend the efficiencies beyond Latin America to the American continent generally, and indeed present significant global opportunities.

In broad terms Latin America bucked the wider contraction of the leading world economies in the wake of the financial crisis, largely due to a general lack of exposure to the sophisticated real estate instruments that lay at its root. The region has instead continued to benefit from a firm commodities market, which has meant that in general its national economies have remained stable, and in some cases, such as Brazil, have flourished. Meanwhile, improving forecasts across the board are, of course, helpful, but it is important to emphasise that the Centre provides a globally scaled platform that benefits from the regional value that can be created, but is by no means limited to it.

An Enabling Law to meet exacting international standards

The Law has been widely recognized as a most timely piece of legislation. Of course we didn’t predict the extent of the financial crisis, or the global reaction to it, but because we began work from a clean slate, the Law was already aligned to the prevailing currents of international financial regulation, and we have been able to adapt flexibly to ongoing developments in the political and legal response to unfolding events. We anticipate further and more elaborate responses when the Special Commission for the implementation of the Law is established. All the indications to date are that the law will be widely viewed as a highly progressive and a socially responsible piece of legislation, both appropriate for businesses and fully compliant with international standards, and it will have much to offer by way of example on the global stage.

The Independent Financial Centre of the Americas was founded on the conviction that commercial prosperity and a commitment to social responsibility form the twin pillars of successful and sustainable businesses in the twenty first century. This conviction remains unchanged, and to realise this unity of purpose we established Fundación Ceres to concentrate our efforts on the social and economic development of the community immediately adjacent to the site on which the Centre is being built.

In recent months our focus has intensified on ensuring the sustainability and resilience of our surrounding community, with the twin aim of providing opportunities for wealth creation amongst its older inhabitants, and providing the training to enable those still in education to take full advantage of the range of professional jobs that the Centre will make available.

A key objective is to fill up to 10 per cent of the professional roles we create at the Centre with individuals drawn from the local area of Guayacanes

While we continue to work at the grass-roots level of primary health and education, and in offering retraining for adults, our key objective is to fill up to 10 per cent of the professional roles we create at the Centre with individuals drawn from the local area of Guayacanes. In order to achieve this, a great deal of our attention and resources are directed towards secondary education, to ensure that the materials and expertise are at hand that will enable the creation of a talented and prosperous resource for the Centre and its tenants.

In Summary

The Independent Financial Centre of the Americas has emerged from the financial crisis with renewed confidence in the soundness of its business model and operational plan. It is well placed to capitalise on the continuing economic development of the Latin American region, and to provide a platform for international financial institutions to engage on an aggregated and well regulated basis with the opportunities it presents.

Esta convicción se mantiene sin cambios, y concretar esta unidad de propósitos que hemos establecido la Fundación Ceres a concentrar nuestros esfuerzos en el desarrollo social y económico de la comunidad adyacente al sitio en el que el Centro se está construyendo.

En los últimos meses se ha intensificado nuestra atención en asegurar la sostenibilidad y la resistencia de la comunidad circundante, con el doble objetivo de proporcionar oportunidades para la creación de riqueza entre sus habitantes más antiguos, y si la formación que permite a aquellos que aún en la educación para aprovechar al máximo de la gama de puestos de trabajo profesional que el Centro pondrá a disposición.

Un objetivo clave es cubrir hasta un 10 por ciento de los roles profesionales que creemos en el Centro con personas procedentes de la zona de Guayacanes

Si bien seguimos trabajando en el nivel básico de atención primaria de salud y educación, y en el ofrecimiento de reconversión para los adultos, nuestro principal objetivo es cubrir hasta un 10 por ciento de los roles profesionales que creemos en el Centro con personas procedentes de los locales zona de Guayacanes. Para lograr esto, una gran parte de nuestra atención y recursos se dirigen a la educación secundaria, para garantizar que los materiales y los conocimientos están a la mano que permitirá la creación de un recurso de talento y próspero para el Centro y sus inquilinos.

En resumen

El Centro Financiero Independiente de las Américas ha surgido de la crisis financiera con una renovada confianza en la solidez de su modelo de negocio y el plan operativo. Es bien posicionado para capitalizar en el desarrollo económico continuo de la región de América Latina, y para proporcionar una plataforma para que las instituciones financieras internacionales a participar en un agregado y bien regulado base a las oportunidades que presenta.

Durante 2010 estamos previendo la creación de la Comisión Especial para la aplicación de la Ley Habilitante, la firma de al menos dos instituciones de inquilino, y el inicio de la construcción en el sitio.

El truco esta, en que SD ya esta "urbanizado" en el centro o zonas cercanas al centro comercial y politico nacional... siempre que oigo sobre un "centro financiero" me da un pique, porque esa vaina debio hacerse hace muchos años, miren a Surafrica, fue en el 1980 que se hizo la zona financiera de Johannesburgo, que es donde esta la torre mas alta... el downtown... :eek:hno: ...
