Luri River Development Company (LRDC) is a privately owned property development company made up of Sudanese and international shareholders. LRDC, working together with the local community, has recently secured 100 acres of pristine land on the outskirts of Juba where Luri River Waterfront will be developed.

Luri River Waterfront is an innovative and dynamic property development that will feature a mixed use port, industrial area as well as commercial, retail and residential offerings.

Residents will have the opportunity to live, work, shop and play within a full serviced, safe, secure and spacious environment on the Nile river, close to Juba airport.

Phased Development


Luri River Development Company, plans to develop Luri River Waterfront in 3 phases. Phase 1 was launched in November 2010 and Phase 2 will be launched in February 2011. It is anticipated that Phase 3 being launched second half of 2011.

Phase 1:

• Launch of plots and 1 and 2 bedroom apartment units.
• Opportunity to invest in sub lease agreement, off plan units and / or rentals

Phase 2:

• Additional plots and apartments available for sub lease agreements / rentals
• 1 and 2 bedroom apartments available off plan
• 3 bedroom housing units available off plan
• Development of fuel farm in Industrial Area

Phase 3:

• Launch of additional off plan residential units
• Launch of Business Park and retail outlet opportunities

Early Demand for Luri River Waterfront Properties in Juba

Luri River Waterfront Develops New US $ 1 Million Road
Having successfully sold a number of residential and commercial plots, the Luri River Waterfront Property development has already commenced constructing a 4.5 kilometer road from the Terrekaka road to the site.

Luri River shareholders are investing in excess of US $ 1 Million (one million American dollars) in total to develop the road. Frank Cawkwell, one of the directors of the project, estimates that the first phase of construction currently underway, will cost approximately $ 200 000 (two hundred thousand American dollars) and involves the delivery of 1000 trips of murram, at 15 – 16 m3 each, to the site. Part of this construction entails building a bridge over one of the smaller steams leading to the site.

Mike Kibagendi, Operations Director of Rubix Energy, who have secured all 33 acres of the industrial / commercial area, has confirmed that Rubix will build a full logistical hub to service the needs of Juba town, Central Equatoria as well as the neighbouring states. This facility will take care of the region's energy demands as well as create a fast, efficient & streamlined logistical transfer system for all goods entering and leaving the state.

Kadzo Limited, a recent investor in the company, sees this opportunity to be part of LRDC as a strategic move aimed at enabling the company to access the real estate market in South Sudan.

Kadzo Management have great confidence in this project and realise that the demand for good quality housing in South Sudan will sky rocket after the referendum.
