100+ meter tower in Kopavogur, awesome news. Seeing new threads in the Iceland forum is always nice.

After years of economic slump, there seems to be more optimism in the real estate market in the Reykjavík area. The town of Kópavogur has big plans for the area south of Smáralind shopping mall. There are already two towers north of Smáralind, Smáratorg 3 (20 floors, 76 m) is the tallest building in Iceland and North Tower is under construction and will be 15 floors.
The new tower south of Smáralind would be 32 floors and 115 meter tall. The 6th tallest building in the Nordics. No design has been revealed but the plan for the area was approved in 2009 and there are no apparent legal obstacles that would stop this. According to the town authorities, there is a group of investors interested in the lot.

Is this the planned Gladheimar Tower ?
No that is Smáratorg, The currently tallest building in Iceland. Glaðheimar is still just an idea that is permitted by the town plan of Kópavogur, but someone has yet to apply for the lot and start building.![]()

While it might be hard to take the plans very serious at first its still awesome to see such a proposal! 
I haven't seen anything new on the tower. There is excavation and land grading going on in the area. I have to take a better look at it the next time I pass through. The residential part of the area will be developed first. The demand for residential housing is very strong but the demand for new office and retail space has been slower to recover after the crash because there was so much oversupply in the boom years that has not been filled up completely yet. A new 32-storey office tower is still a pretty big gamble unless the developer has guaranteed tenants for most of it before starting.
What the Reykjavík area needs right now however is more hotel rooms. Reykjavík City has put the brakes on further hotel construction in the old downtown and wants to direct new hotels to the east of the downtown. I would not be terrible surprised if some of the lots in the area would be flipped from office to hotel use. I hope they don't make the tower itself into a hotel though.
