Live Differently


Al Khobar Lakes is an integrated masterplan community which spreads over a total area of 2.6 million square meters. It is located in close proximity to Al Khobar City, Dhahran and Dammam, and can be accessed conveniently from two highways, Dhahran-Beqaiq Highway and Abu Hadria Street which connects to Bahrain, Al Khobar, Dammam and Riyadh. It is also only 43 km from King Fahd International Airport.

Al Khobar Lakes is one of the largest gated communities in the Kingdom of Saudi Arabia and sets new standards in residential developments. The focus of the project is to create a distinctive location ambience through lakes which have been carefully designed following extensive studies to create an environmentally conscious neighbourhood, while adding to the quality of living by offering private villas and community amenities.

Features include eleven mosques including a Grand Mosque for Friday Prayers, two schools, healthcare facilities, a shopping centre, a community centre that includes a recreation club, swimming pools, nursery/kindergarten, convenience retail, public area, and food & beverage outlets. The retail center sprawls over an area of 110,000 sq m, and will have convenience stores and fashion outlets for residents and visitors.

Al Nada Village
The first of nine residential villages within the first phase, has an area of 250,000 sq m. It features 242 elegant three- to six-bedroom villas with residents having direct access to a 13,000 sq m lake. Al Nada village has 16 villa styles designed with Arabic and Andalusian architectural elements.

Sales will start on Wednesday, May 14 from 9am onwards at Al Khobar Lakes Sales Centre.

^^ I knew about the project like a year ago, but I couldn't find a thread for it here in SSC. I hope I'm correct.

Khobar lakes project is located on the intersection of Abqaiqroad with Abu Haidryah high way at a strategic place near to Saudi Aramco and the Military Medical Complex.

Area: The total land area is approx. Two Millions square meters

Approx. 2,300 residential units.

nice project..

BUT

This project was called "Dammam Lakes" at first because it is located within Dammam city limits not Khobar! it's WAY far from Khobar. Dammam and Dhahran are much closer to this project. I don't know how did they change the name.. but it's unacceptable to name such a project after Khobar while it's located in Dammam.

^^ as a matter of fact, it is located in Dahran. And it was called Khobar Lakes as far as I know since 2005 when it first appeared in one of Al Oula releases. You know, it is marketing, Khobar is a better branding name than Dammam or Dahran, or this what they migh have thought.

إعمار الشرق الأوسط" تكشف النقاب عن مشروع "بحيرات الخبر"
كشفت "إعمار الشرق الأوسط"، التابعة لشركة "إعمار العقارية"، النقاب عن مشروع "بحيرات الخبر" الذي تقدر قيمته بمليارات الدولارات، وذلك مع إطلاق أول المجمعات السكنية المغلقة المطلة على مجموعة من البحيرات والمسطحات المائية الرائعة التي تصل مساحتها إلى 80 ألف متر مربع ضمن المشروع العملاق.

ويمتد المشروع على مساحة 4.3 مليون متر مربع، ويضم فللاً ذات تصميمات هندسية عربية وأندلسية ساحرة.

ويتميز مشروع "بحيرات الخبر" بموقعه الفريد حيث يقع في منطقة وسطية بين كل من مدن الخبر والظهران والدمام وعلى محورين رئيسيين من الطرق السريعة، طريق الظهران بقيق وطريق أبو حدرية الذي يربط البحرين والخبر والدمام والرياض، ويبعد عن مطار الملك فهد الدولي مسافة 43 كيلو متر.

وكانت أمانة المنطقة الشرقية قد اعتمدت مؤخراً المخطط العام للمرحلة الأولى من مشروع "بحيرات الخبر"، والتي تبلغ قيمتها التطويرية 4.6 مليار ريال سعودي وتتألف من 9 قرى سكنية تضم أكثر من 2000 فيلا مزودة بمجموعة من المرافق التجارية والترفيهية المتكاملة التي تجعل منها خياراً نموذجياً للعائلات. وتضم المرحلة الأولى، التي تصل مساحتها إلى 2.6 مليون متر مربع، 11 مسجداً من بينها جامع كبير لأداء صلاة الجمعة، إضافة إلى مجمعات تعليمية تصل مساحتها إلى أكثر من 28 ألف متر مربع ومركز للتسوق ومركز للأنشطة الاجتماعية ومطاعم ومقاهي ومرافق صحية ومرافق للخدمات الأخرى.

وقال المهندس علاء عبد الله ساعد، الرئيس التنفيذي لشركة "إعمار الشرق الأوسط": "يعتبر مجمع 'بحيرات الخبر' من أول وأكبر المشاريع التطويرية ذات الواجهة المائية المطلة على البحيرات في المملكة. وتحرص "إعمار الشرق الأوسط" على توفير أكبر قدر من الخصوصية لسكان المشروع، والمحافظة في الوقت ذاته على أفضل مستويات الجودة من حيث التصميم الفاخر والمرافق المميزة التي تضيف قيمة هامة إلى الوحدات السكنية المنتشرة بين مجموعة من البحيرات الرائعة".

ويعد مشروع "بحيرات الخبر" أحد أكبر المشاريع السكنية المغلقة في المنطقة الشرقية من المملكة، ويضم فللاً منفصلة أو شبه منفصلة تم تصميمها بما يضمن للمقيمين فيها العيش في أجواء من الفخامة والرقي. وتتنوع مساحات الفلل لتشمل وحدات تضم بين ثلاث إلى ست غرف نوم، تم تصميمها بما يلبي مختلف احتياجات العائلات السعودية والخليجية. وتحتضن كل من القرى التسع في المرحلة الأولى حدائق خاصة ومرافق ترفيهية متنوعة، كما تتميز الفلل بألوانها المستوحاة من ألوان الطبيعة التي تضفي على التصميم العام رونقاً متميزاً.

وسيمثل مركز الأنشطة الاجتماعية في المشروع منطلقاً فريداً لاجتماع الأهل والأصدقاء، ويضم مرافق للاستجمام، إضافة إلى أحواض للسباحة وحضانة للأطفال ومنافذ تجارية ومطاعم ومقاهي متميزة. وسيكون المركز التجاري، الممتد على مساحة 110.000 متر مربع، وجهة متميزة للتسوق والترفيه من خلال متاجره المتنوعة للمقيمين في المجمع وغيرهم من المرتادين عليه.

واختتم ساعد: "تهدف 'إعمار الشرق الأوسط'، من خلال مشروع 'بحيرات الخبر'، إلى تلبية الطلب المتنامي من قبل السعوديين على اقتناء فلل في مشاريع متكاملة تتماشى مع أرقى أنماط الحياة العصرية في العديد من المدن. ونحن حريصون على مواكبة المتغيرات المتسارعة في متطلبات عملائنا من مختلف أنحاء المملكة والخليج".

وقد أطلقت "إعمار الشرق الأوسط" من قبل مشروع "باب جدة" المتكامل والممتد على مساحة تزيد عن نصف مليون متر مربع، بتكلفة تصل إلى 6 مليار ريال سعودي (1.6 مليار دولار) حيث أن شركة إعمار تعتبرالسوق السعودية من أهم الأسواق التي تدير عملياتها فيها في إطار خططها الهادفة لتحقيق رؤيتها لعام 2010 بأن تصبح إحدى الشركات الأكثر قيمة على مستوى العالم عبر تطبيق سياستها القائمة على التوسع الجغرافي وتنويع قطاعات الأعمال.​

Emaar Middle East unveils Al Ghadeer residential village in Al Khobar Lakes ahead of schedule

Al Khobar, Saudi Arabia; June 13, 2008: Following the overwhelming investor response to the first residential village in its Al Khobar Lakes master-project, Emaar Middle East is launching the second residential village – Al Ghadeer Village – ahead of schedule. Customers who have reserved their units during the launch of Al Nada Village must confirm their purchase of homes in Al Ghadeer on June 16, 2008. New sales reservations and expressions of interest for homes within the upcoming Al Khobar Lakes residential villages will start from June 18, 2008.

Al Ghadeer Village is located on the north-east side of the project, and is spread over an area of over 231,891 sq m. It will feature 226 residential units in sizes ranging from 107 to 617 sq m. All the villas have private fences to heighten the privacy of residents and a well-knitted street system connects the villas through pedestrian walkways.

Al Ghadeer also features green and open spaces that sprawl over 11,100 sq m, and the community is anchored by a lake of area 14,800 sq m. Residents can access project amenities that include mosques, educational complexes, a shopping centre, community centre, coffee shops & restaurants, healthcare facilities and other amenities.

Emaar Middle East is the business subsidiary of Emaar Properties PJSC, and is developing two master-planned communities in Saudi Arabia – Al Khobar Lakes and Jeddah Gate. Emaar Middle East had previously launched Al Nada Village, the first residential community in Al Khobar Lakes, to overwhelming response where all units offered were sold in the first few hours.

Engineer Alaa Saed, Chief Executive Officer, Emaar Middle East, said: “The investor response to the first residential village in Al Khobar Lakes has been phenomenal and highlights the world-class standards Emaar is bringing to the project. To meet the overwhelming customer interest, we are now launching the second village – Al Ghadeer – ahead of schedule.”

He added: “We are currently in the process of awarding the final contracts to begin construction of both Al Nada Village and Al Ghadeer Village soon. The construction will be accelerated to ensure delivery of homes ahead of schedule before the end of 2010.”

The first phase of Al Khobar Lakes project sprawls over an area of 2.6 million sq m and has a development value of SR4.6 billion (US$1.2 billion). One of the largest master-planned communities in the Eastern Province, Al Khobar Lakes is located in close proximity to Al Khobar City, Dhahran and Dammam, and can be accessed conveniently from two highways, Dhahran-Beqaiq Highway and Abu Hadria Street which connects to Bahrain, Al Khobar, Dammam and Riyadh. Emaar Middle East has also launched Jeddah Gate, a mixed-use project currently under construction with a development value of SR6 billion (US$1.6 billion). Located in the heart of the city and positioned along King Abdullah Road, Jeddah Gate comprises 6,000 residential units, retail, leisure and commercial space, pedestrian walkways and landscaped plazas, and other amenities.

HRH Prince Mohammed Bin Fahad Bin AbdulAziz Al Saud breaks ground on Al Khobar Lakes

Khobar, Saudi Arabia; June 18, 2008: His Royal Highness Prince Mohammed Bin Fahad Bin AbdulAziz Al Saud, Governor of Eastern Province, recently broke ground on Al Khobar Lakes, a multibillion dollar master-planned community developed by Emaar Middle East. HRH Prince Mohammed toured the project site and expressed confidence that the project will contribute to the socio-economic growth of the region.

HRH Prince Mohammed was welcomed by the company Board Members, Eng. Alaa Abdullah Saed, Chief Executive Officer, Emaar Middle East, and senior managers of the company. Senior government officials and other dignitaries attended the high-profile event that marks the construction of the largest gated community in Eastern Province.

Mr Saed said: “Led by the visionary leadership of The Custodian of the Two Holy Mosques King Abdullah Bin AbdulAziz AlSaud, Saudi Arabia has made rapid strides in overall economic growth and is now one of the most competitive economies in the world. The Kingdom offers a strong platform for investments in property and other high-growth sectors. Emaar Middle East is thankful to His Royal Highness Prince Mohammed Bin Fahad Bin AbdulAziz Al Saud for breaking ground on this prestigious development that will usher in a new lifestyle to the Eastern Province.”

He added: “Al Khobar Lakes is the first lakefront gated community and the largest in the region, and will contribute to the socio-economic prosperity by creating new job opportunities for the local population. The various components of the project will also support local industries and the service sector in general.”

Al Khobar Lakes is a 4.3 million sq m development and features 80,000 sq m of serene water bodies. The first phase of the project has a development value of SR4.6 billion (US$1.2 billion) and has over 2,000 private villas in a series of nine villages with retail and leisure amenities. Spread over 2.6 million sq m, the first phase will have 11 mosques including a Grand Mosque for Friday Prayers, educational complexes, a shopping centre, community centre, coffee shops & restaurants, healthcare facilities and other amenities.

Eng Saed said: “Al Khobar Lakes has received overwhelming response from private home buyers and investors around Saudi Arabia. The launch of the first residential village in the first phase was a sell-out success, and we have launched the second village - Al Ghadeer - ahead of schedule. ^^ Yeah, true. But the thing is they're kind far away of Khobar to be actually called Khobar Lakes.
But hey, after Durrat Al-Riyadh I have nothing to say :nuts:
