KUALA LUMPUR (Feb 27): UEM Sunrise Bhd is on a mission to develop “the next Mont'Kiara” in the Klang Valley, offering more affordable properties than the high-end enclave in Kuala Lumpur, said its managing director and CEO Anwar Syahrin Abdul Ajib.

The initial launch at this new Mont’Kiara will be a mixed development worth RM205 million this year, in the central region, he told reporters at a media briefing on the company’s corporate updates today.

The mixed development is expected to have seven components similar to the components at the 18.8-acre Solaris Parq development in Dutamas, Kuala Lumpur, which consists of two towers of residential suites, serviced apartments, retail shops and office suites, he added.

UEM Sunrise to undertake RM15b GDV mixed project
Neily Syafiqah Eusoff / April 13, 2018

KUALA LUMPUR (April 13): UEM Sunrise Bhd has acquired 72 acres of land near a lake garden in Kepong to undertake a mixed commercial development, with an estimated gross development value of RM15 billion.

The property developer said its wholly-owned subsidiary, Sunrise Bhd, has entered into an agreement with Mega Legacy Equity Sdn Bhd to collaborate in developing the land.

The group said the development — on the land located adjacent to the Kepong Metropolitan Park (popularly known as Taman Layang-layang) — will include service apartments and commercial offerings.

UEM Sunrise managing director and chief executive officer Anwar Syahrin Abdul Ajib said the development, to be carried out over 15 years, is expected to contribute positively to the group’s future earnings and its profile as a reputable community builder.

Earlier, the group shared a teaser for its upcoming project in Kepong Metropolitan, which will be launched in the fourth quarter of this year.

Dubbed Kiara Bay, the first phase of the development comprises two towers of 870 units with estimated gross development value (GDV) of RM656 million.

The development will comprise commercial and recreational components, with a total GDV of RM15 billion over 18 years, where the group is looking to emulate the success it had with Mont Kiara.

"The buyers that had missed out on Mont Kiara the first time around will be eyeing this project," said Anwar Syahrin.

UEM Sunrise eyes year-end launch for Kiara Bay phase 1
Rachel Chew October 25, 2019 00:02 am +08
KUALA LUMPUR (Oct 24): UEM Sunrise Bhd today unveiled the master plan of its Kiara Bay development in Kepong, Kuala Lumpur with a GDV of RM15 billion.

Touted as the next Mont’Kiara, Kiara Bay is a 73-acre integrated township next to the KL Metropolitan Park.

“Our focus will be on the urban liveability concept which will be the core of everything we do at Kiara Bay. It will have something to offer everyone in our multi-generational communities,” said UEM Sunrise managing director and CEO Anwar Syahrin Abdul Ajib at the unveiling of the master plan today at the Kiara Bay sales gallery.

The joint venture development between UEM Sunrise and Melati Ehsan Group consists of residential units, a retail mall, office spaces, hotels, healthcare centre and education hubs. The township will be developed over 15 phases and is targeted to be fully completed in 2039.

The first phase of Kiara Bay will be a leasehold high-rise residential project targeted for launch before the end of this year. The project comprises 870 condominium units with built-ups ranging from 800 sq ft to 1,250 sq ft. The selling price starts from RM600,000 to RM900,000.

“Though most Kepong new projects are selling for under RM600,000, buyers need to take into consideration the value appreciation potential, our brand and our experience in township planning and development over the years. We are injecting our UEM Sunrise DNA here with Kiara Bay,” Anwar said during the press conference.

He added that the first phase is mainly targeted at the second generation of Kepong folk who enjoy life, are open to high-rise living and do not wish to move out of Kepong, one of the most established towns in Kuala Lumpur.

However, he emphasised that Kiara Bay is designed for multi-generational communities.

Kiara Bay will be accessible via several highways and main roads such as the Middle Ring Road 2 (MRR2), Lebuhraya Damansara-Puchong, Duta Ulu Klang Expressway, Jalan Kuching and Jalan Kepong.

There will also be two new interchanges that will provide direct access from MRR2 into Kiara Bay.

“The two interchanges will be built with a total investment of RM120 million and should be ready when the first phase is completed,” said Anwar.

Besides that, there are two MRT 2 stations nearby – Kepong Baru and Jinjang, which are scheduled to be operational by 2021. — EdgeProp.my

UEM Sunrise Enhances Urban Liveability At Kiara Bay Through Key Collaborations
Pavither • February 7, 2020 | https://www.propertyguru.com.my/pro...ility-at-kiara-bay-through-key-collaborations

UEM Sunrise took a big step forward in their efforts to solidify their urban liveability ecosystem concept in their flagship development, Kiara Bay, by announcing their strategic partnership with both local and international brands.

This first milestone of the integration of this concept will be bolstered by renowned brands such as AEON Big, Starbucks, Celcom Axiata Berhad (Celcom), Telekom Malaysia (TM), TNB Energy Services (TNBES), TIME dotCom (TIME), and in collaboration with technology platform provider, WeChat, through their preferred partner APAC Venture, providing their services in Kiara Bay.

Based on the international benchmarks of the Urban Liveability standard, Kiara Bay has meticulously incorporated unique features into its development to create a community with a healthy and thriving environment. These features can be grouped into six pillars: Mobility and Sustainable Accessibility, Education and Wellness, Diverse and Sustainable Local Economy, Technology, Culture and Environment, Liveable Neighbourhood and Inclusive Communities.

AEON Big and Starbucks will be the anchor tenants for the interim retail at Kiara Bay, while WeChat plans to set up a smart food ordering system which contributes towards the convenience and lifestyle. Celcom as the preferred connectivity and smart solutions provider will work towards creating a digital ecosystem that is seamless for individuals, residences and businesses alike with its converged 5G solutions, which are expected ready to roll out as Kiara Bay’s development completes in 2023. In the efforts to be environmentally sustainable, GreenTech Malaysia and TNB Energy Services (TNBES) are installing multiple electronic vehicle (EV) charging stations around the 73-acre development.

Fixed-line telco providers TM and TIME have committed to providing complete fibre network solutions to meet customers’ demand for seamless high-speed internet. For security measures, there will be the Auxiliary police force to ensure safety in the area, hence, making it a desirable destination to experience life.

“Today, people are not just looking to buy houses. They want to live in a place that is convenient, connected, and is part of a larger community,” said Anwar Syahrin Abdul Ajib, Managing Director and Chief Executive Officer of UEM Sunrise Berhad. “Hence, we are committed to conscientiously creating the most value for our customers to find their happiness through the consistent innovation in our product design and development.”

“The collaboration that we are building today with these brands is a testament to that commitment. We are definitely very proud of them because they are experts of their respective industries, and individually, their products and services contribute towards the collective ambition of making Kiara Bay a liveable city for all.”

In October, UEM Sunrise unveiled the masterplan of its latest flagship project, Kiara Bay, that will be jointly developed with Melati Ehsan Group. Located in the heart of Kepong, this 73-acre integrated township offers elevated living by the waterfront given its proximity to the Kepong Metropolitan Park.

“Being next to a park is a key differentiator for Kiara Bay because of its green lung and lake access,” Anwar added. He also believes that this self-sustaining development is one that will be the icon of Kepong because it leverages UEM Sunrise’s experience as master developers with landmark projects such as Mont’Kiara and Puteri Harbour in Johor.

“Bearing the name Kiara Bay, there are expectations and brand promises. Now it is all about delivering them,” quoted Anwar.
