Vipingo City is a new model city located on the Kenyan Coast that is designed to engage and support the existing community. In 30 years, Vipingo City will be Kenya’s first completely walkable city, with 12 distinctive neighborhoods, a thriving economy, reliable infrastructure, a variety of housing types, public parks, healthy food systems, quality schools, and functioning ecological systems.

Vipingo will be the model for providing modern infrastructure in affordable ways that allow businesses and families to thrive. In collaboration with rePLACE Urban Studio and Athena, LEVEL provided urban and infrastructure planning for the 10,000-acre site. The plan is a framework for development that includes guidance on land uses, densities, open space sizes, and all backbone infrastructure – roads, wastewater, drinking water, drainage, power, internet and telecommunications, and solid waste management.

Vipingo City is located 25 km north of Mombassa along the coast of Kenya. The International Development Bank (IDB) is providing some of the funding for the development of a sustainable city that can promote smart urban growth. It is anticipated that 300,000 residents will eventually live in the 4400-hectare city. The site contains active sisal fields, which have a 23-year crop cycle. This led to a development phasing strategy, allowing active crops to finish their cycle before giving way to urban development. The master plan allows some of the field area to remain as agricultural uses, along with a mix of light industrial, high- and low-density residential, and retail uses.

Two challenges for the project were (1) access to potable water and (2) drainage issues from the inland hills. The design proposal seeks to solve both issues with 7 “eco-corridors” situated every 2 km. These natural zones not only collect rainwater and store it in reservoirs, but also provide active and passive open space for city residents. The eco-corridors essentially divide the city into clearly defined neighborhoods, each with about 25,000 people. A transit corridor connects the neighborhoods with mixed-use programs and serves as the city’s primary boulevard. With a density of 30 to 40 people per acre (or 70 to 100 people per hectare), a light rail system is considered to be a feasible return on investment. The question of how to respond to Kenya’s rising urban population is a critical part of its economic and social discourse. The master plan of Vipingo City aims to harmonize natural and man-made systems to enhance the opportunities of the site.

Centum to break ground for construction of Multi Billion Vipingo Mega city in Kilifi early next year

Centum will next year, begin the ground breaking for the first phase of a multibillion mega city in Vipingo, Kilifi county.

The first phase of the project will sit on a 400-acre plot. The Vipingo mega city project will sit on 10,254 acres.


It will entail the development of a vocational training centre. Centum has promised give scholarship to residents upon enrollment.

The project is expected to turn Kilifi into a top investment hub.

Residents will be given first priority in employment, Centum promised. Centum managing director Fred Murimi said they will embark on infrastructure development and put up roads, electricity and water.

“We are breaking ground for the project in early 2018. We invite other investors to build industries, businesses, hotels and other investments,’’ Murimi said on Thursday. He spoke at Pwani University during the launch of the second phase of the Centum Foundation Vipingo Development Scholarship Fund.

Speaking during the launch of the second phase of the Centum Foundation Vipingo Development Limited Scholarship Fund and Prize Giving Day at Pwani University on Thursday the MD said they are inviting other investors to come and set up their investment.

As per the plan the Vipingo mega city will be designed to have industrial parks, business centers, hotels and many other investments.

“We are breaking ground for the project in early 2018, we intend to set up infrastructure, roads, electricity, water, we invite other investors to come and build industries, businesses, hotels, and other investments,’’ he said.

On scholarships he said they intend to reach a target of 200 students benefitting per year in 2019 so as to enable the local’s access education and benefit in the opportunities at the new city.

Last year he said they offered 50 scholarships in their program and managed to offer the same number this year.

“We have Celebrations to award scholarships to Kilifi South Sub County Candidates who excelled in KCPE, the program started last year we offered 50 scholarships for four years , today 50 others are benefitting ,’’ he said.

The MD said the corporate social responsibility program was in line with the new mega city’s strategy to help locals and their key focus was on the education.

The Centum MD said they intend to set up a vocational training center and give scholarships on the same adding that they are also building 360 classrooms in 14 primary schools in the sub county ,’’ he said.

Each year he said they intend to spend Sh. 20 million for the scholarships in the program that helps bright needy students.

Last year he said they targeted candidates who had scored 300 and above but due to the improved performance they increased to 350 marks.

However he said those who applied were over 500.

The scholarship initiative was launched in 2016 in collaboration with two communities in the Vipingo region; the Mjuma and the Bambani Kilio communities.

The beneficiaries were selected based on KCPE performance, level of need and leadership skills. Best performing scholars from the class of 2017 were awarded form 2 textbooks, mathematical sets and calculators.

Briggite Nyevu Charo a beneficiary who will be joining Mama Ngina girls’ high school could not hide her joy upon getting the scholarship and promised to fulfill her dreams of becoming a doctor.

Nyevu who scored 395 marks hailed Centum for their initiative saying it would empower the standards of living for locals and reduce poverty.

Joel Amani Mramba said the scholarships had opened doors which were closed as his parents could not afford the costs of facilitating his secondary education.

. During the ceremony, Centum donated books to the two schools worth KES 4.5 million shillings together with subsidiary Longhorn Publishers who donated books worth KES 500,000. Prior to the ceremony, the 2017 scholars had been engaged in a two-day mentorship work.

Those developments plan look boring. This piece of land Centum could easily turn into the Jersey Shore (Santa Monica?)of the Coast.

They should include an amusement park with a massive Ferris Wheel genuinely establishing the location, a nice 25,000 seater all purpose stadium, a pier/wharf that will allow fishermen to go deep sea sportfishing and actually promoting tourism, a ocean promenade that will be the commerce spine of the whole development.

I agree but Centum will plan its investments to make maximum profit for its shareholders first, second it will incorporate some local needs to foster good relations and acceptance from them. Lastly for them to do public marina for fishermen etc they will either need joint project financing from either county or national government since that is actually their work and mandate. Lastly almost all big real estate projects are now incorporating the low income housing units. I'm sure this will done here as well. To summarize this is just the start and I'm sure the plans will keep on changing due to various interests, needs and market forces. First thing they should do is learn from local projects on the good and bad decision of a city project.

Has anyone bitten into these Centum apartments for the new city in Vipingo? The intro prices are bottom basement. Will be interested to peoples opinion. I am thinking of jumping in.

This entire development has been flying under the radar. Construction will begin soon on this commercial development that will link all services in one large area. from a fuel station, car wash, hotel, shopping area, entertainment area, restaurants, etc.

The prices for these developments were so cheap that they didn't even last. There apartment project Palm Ridge has also been sold out with a 3-bedroom apartment going for 4 million.​
