Almost 300 residential units in two blocks of up to 13 storeys in height. UPDATE: 11 storeys now.

Applicant: Delph Property Group

Architect: Benchmark Architects

Planning Register - Leicester City Council

Images from planning application link above.

The site is next to St Margaret’s Bus Station and is currently mainly derelict industrial units/a temporary car park.

That is a big site. I would have thought that it could hold a lot more than c.300 units. How will the development fit in with SPS vision of a new link road through the adjoining car parks? Not sure how residents will cope with the large nightclubs that surround the site though. Also I will feel a bit sad that the open-air art gallery that lines Short St will disappear. I use that street a lot and the ever-changing large artworks are always interesting to look at. .

Is assume Sandacre Street would be used as the through road from the new link road.
It would good to see this area developed but do hope these are concept designs because I could a better job with my daughters Lego set if that is what the finished buildings are supposed to look like :eek:hno:
It's very loud and very blocky. Not much of a fan.

It will however drastically improve the image of the City for those arriving at the bus station, so guess it has my approval.

It's odd. There is so much to dislike about this proposal - the shape, the colours, the weird orientation/massing, the whole odd way that it is pieced together - yet I don't hate it at all. It is one of those weird developments where there is every reason to hate it, yet I actually find myself quite liking it...

Could just be the hangover talking of course :D

Lol I think it’s the sheer desperation in getting something built in that area!

Haha, very possibly. Must admit that I don't really know that part of town all that well so finding it a little difficult to picture its orientation. I assume it is right opposite St Margarets Bus Station?

The 'View East' perspective is pretty smart looking imho. The other views, not so much; especially the View West. Not great but I have seen a lot worse...

ItÂ’s the site more or less marked below:

Image from Google Maps.

I think it’s ok for where it’s to be built. I’m not too keen on the large block’s massing, though the height is decent.

At least it's not red brick/grey render.

I just don't think i'd fancy living in that area....
You could watch some pretty lively night time activities from your balcony. Would be like living in Benidorm, without the sun.
Again in the spirit of optimism and bigging up Leicester I am moderately excited by this development. I use the carpark which used to be the Cinema when at The Gym in HX and this is without any shadow of doubt the backside end of Leicester city centre. Anything and I mean anything would be an improvement.
it looks like a lot of building for a small space. wot are they knocking down? the fightclubs? i mean nightclubs?

and yeah, anything in that area would be an improvement, its got a well dodgy feel to it, even the muggers go round there in twos cos they dont feel safe on their own
