Agree with you Val Verde. I know some people have said it spoils the view from and in Park Square, but you can't protect views in a city centre really. Also the old complements the new, The tall compliments the not so tall. The variation is very attractive and striking. imo.

Completely agree with this I cant understand the ruining the view arguement either - especially in this case where about 0.1% of Leeds residents ever visit the area and a fair proportion of them would not care either. So whose view is being ruined?

iv'e come round to liking the darker cladding rather than another white block although it could be more terracotta coloured or even purple(ish) imo. I think it will look good or decent at least from st.pauls st. and park place as shown on the renders

I agree, I think they are awful, just a small step up from White Rose View which I think is hideous. I'd rather the plot lay empty for a few more years for a more decent proposal to come forward.

Theres Brotherton House, INC, the Mclaren office, Wellington Place 2nd phase, YP site 2nd phase all within a stones throw. Thats not including the numerous sites the other side of the IRR ripe for development, of which there must be at least 10 with the casinos, car parks and various low rise buildings. There is so much development opportunity in this part of Leeds, but something needs to happen.

We aren't going to get a 125-150m glass tower when there is nothing else around it, those days are gone for me imo. Leeds and to some degree Manchester, is only seeing top end developments in already established parts of the city.

I can't say I'm a fan. I don't know if I hate it enough to object but it's very much 'average filler' quality rather than something worthy of rising over the conservation area and sitting prominently at one of the major gateways into the city centre.

The cladding has a rounded, shiny quality to it like St Albans - if that catches the light and shines it could look great. I also like this view for giving an 'I'm in a major city' vibe which we only really get looking up Briggate at Altus or towards Bridgewater Place.

I think quite a lot of you are being very selective. We need to fight our battles. Where were you when Arena Village went up?

I love the balconies. This development will hopefully attract more retail developments in that area.

I had to come back to this one. After looking at it numerous times I think this actually is overall fairly decent and the smaller size buildings proposed have a decent relationship with the taller imo. Public realm looks great too. Lets not turn into certain cllrs here lmao.

Yeah but you could have used that argument back in the day for the student cluster and now look, we've been lumped with Opal, Sky Plaza, White Rose View etc.

If this was some fringe location on the Southbank then fair enough but this looms over the historic office core and Park Square.

I don't think anyone is expecting a huge step up in quality either just better materials.

These buildings are third rate. They wouldn't improve Leeds if they were stuck in the middle of the Holbeck triangle.

The DAS says that the main facing materials will be satin finished (shiny like St Albans') with matt plinth materials. There is detailing, variation, depth here - I don't see what's not to like? aside from the actual material being used, i'd say these elevations are as good if not better than Altus which we all praise for those smaller details.

I quite like the two residential blocks, the overall form looks quite good, including the differing shades to separate them, and the close up view of those finishes look quite decent and well detailed (from the image). With regard to the affect of the views of the historic business area around St Paul's St, Park Place, etc, the saving grace are the towers are generally slim end on to this area so presenting a slender tall form which looks fine.

The big gain for me is this is starting to spread the taller/denser part of the city centre away from the busy cluster around the Merrion area, which will help with the overall 'city' look for Leeds.

Got to agree. Not only do the details look good but so does the massing. Not sure about the change of colour of one of the buildings but we will have to see how that goes.
Some posters just dislike every proposal and worse than that they use the Trump tactic of stating their opinion as fact. They seem to believe that if they repeat their opinion over and over again it somehow makes it true.
