Edge Lane Retail Park

Background information

Edge Lane Retail Park was built in stages from the early 1990's onwards, perhaps reaching the peak of its popularity at the end of that decade. Today it is very tired, with a number of its units unoccupied in preparation for a full re-development. This re-development will see the demolition of every building on the site (excluding McDonald's) and several more buildings in the near vicinity, as the new retail park fully utilises the land available, and expands onto the existing Rathbone Park. The existing light industrial businesses located between the current retail park and Rathbone Park will be re-located to new/re-developed units on the opposite side of Edge Lane. Offering 600,000 sq. ft. of space, the new retail park will overtake the New Mersey Retail Park in Speke (473,000 sq. ft.) as the city's largest retail park. The re-developed retail park will comprise 47 retail units, together with four restaurants and three leisure units. Some units will be double-fronted facing outwards to Edge Lane, and inwards towards the car park. The car park itself will consist of 1,680 spaces split over two levels, plus cycle spaces.

THE £200m revamp of one of Liverpool’s biggest retail parks has today been given the green light by the city’s council

Derwent Holdings, which owns Edge Lane retail park and other neighbouring sites, has won approval to create 600,000 sq ft of shops – 40% bigger than at present.

Councillors on Liverpool’s planning committee passed the plans despite last minute objections from Knowsley Council about the impact on other towns like Kirkby and Huyton.

Edge Lane retail park approved

Albert Gubay's Derwent Holdings has been given the green light for 890,000 sq ft of commercial and retail space to be built on a main route into Liverpool city centre.

A spokesman from Liverpool City Council confirmed to Place that the Government Office for the North West has approved the £200m Edge Lane Retail Park plans and there will be no need for a public inquiry.

£200m Edge Lane retail park revamp delayed

THE £200m revamp of one of Liverpools biggest retail parks has been delayed by a year.

Proposals to expand Edge Lane retail park by 40%, creating 600,000 sq ft of shops and 1,500 new jobs, were approved by the government in March.

Work was due to start this summer, but the four-year scheme has been delayed until late 2012 due to the economic downturn.

Developer Derwent Holdings has struggled to sign up enough stores to take new space in the expanded development.

Liverpool council leader Joe Anderson said: A huge scheme like this is like a jigsaw if one component is missing, it does not work.

The issue for them was they needed to secure the input [of tenants].

We have worked in genuine partnership and understand some of the difficulties that they face.

It is disappointing but we are in difficult financial times.

Thanks for collating all of that Chris.

I drive down Edge Lane most weekdays and it's easy to get a bit despondent about the apparent lack of progress.
That at least reminds me of of the ambition (I hadn't really considered the obvious need to secure tenants - I guess both the (post bank crisis) timing and location meant a Grovesnor/L1 pace was never really on the cards for this!)
We need to get some of the trade back from Cheshire Oaks.

This would make a good factory outlet centre - it's now got the new dual carriageway and motorway connections.

Too close to the city centre for that to be allowed?
I think housing, of a high quality type would be better for this site if they can't even find enough tenants to fill it. We don't need rivals to L1 anyway.
They were considering reopening the Canada Dock branch which runs straight through edge lane. They could a station where you could literally walk off the train and into the retail park.
They're opening a train station in my hall, in fact there's a disused tunnel that runs from it straight to my parents via my workplace and back around connecting to my couch.
Its every thread you open there is a map of liverpool and pages of crap about trains all copy and pasted underneath.
Lets all jump on the bandwagon and complain about people mentioning trains
Or better still let's spoil the forum with many aliases and cause people to leave.

Former Ian Skelly Site

Background Information

This thread is for two developments, one either side of Mill Lane, L13. The first was to be an extension to the existing Rathbone Hospital, which specialises in mental health care. The extension was to be built on a semi-derelict site which wraps around from Mill Lane to Rathbone Road via Edge Lane. The site currently hosts a Subway store. In addition, derelict Carpet World and Blockbuster retail units, and the former Ian Skelly car showroom, which has been derelict for around 15 years, occupy the site. As this site has a frontage to Edge Lane, the main route by road into the city from the M62, the derelict state of this site has long been a bone of contention for many in the city. The hospital extension development would have seen this site cleared, and replaced with modern mental health facilities, as well as landscaping to the surrounding roads. As reported in the article in Post #2, in December 2012, the plans fell through due to the parties being unable to agree terms to transfer the site from its current owner Derwent Holdings, to the operators of Rathbone Hospital, Merseycare. The future development of the site remained uncertain for many months until it was reported in August 2013 that plans were being drawn up that would see the former Ian Skelly site re-developed for leisure use, including a landmark building. Plans for this were submitted to the council in September 2013.

COUNCILLORS approved plans for a mental health care centre on a derelict car showroom in Liverpool’s Edge Lane.

The facility, which will be on the former Ian Skelly site, will have 85 in-patient beds.

It forms part of an overall masterplan which will see another inpatient unit created on the former Walton General Hospital site.

The total cost is estimated at around £52m.

£48m plan to build two mental health hospitals in Liverpool gets Government go-ahead

TWO new Liverpool mental health hospitals worth £48m were given the go-ahead by Government.

The centres – on Edge Lane and on the old Walton Hospital site – were set to open in 2013.

They will be run by mental health trust Mersey Care.

The body has been campaigning since 2003 to build the units, set to provide short-term inpatient care.

The Park

Background Information

The second development is a new park to replace the existing Rathbone Park on Rathbone Road, which will be re-developed as part of the extended Edge Lane Retail Park. This new park will be located on the former site of the Robinson Willey factory, which is now demolished, but had lain derelict for over 20 years. The park will be in a Victorian style, and will also feature residential housing around its perimeter.

Later plans submitted in September 2013 modify the plans shown below, reducing the size of the park, and adding small business units to the site to replace those lost due to the redevelopment of Edge Lane Retail Park further down the road.

I think that architecturally its ugly, its a car park surrounded by retail sheds, no imagination or humanity in it all. More of the same generic tat.
I dont think theyre too bad to be honest. They could probably make them look a bit more modern because it looks quite 'blocky' but anything is better than the way it looks at the moment.
Not too bad as far as retail parks go like, but not sure if there is the demand for one of this size yet? Don't want it to take too much business away from the city centre...

Proposals to expand Edge Lane retail park by 40%, creating 600,000 sq ft of shops and 1,500 new jobs, were approved by the government in March last year.

But despite two missed start dates little has happened on the key site and Liverpool mayor Joe Anderson has arranged a crunch meeting with tycoon Albert Gubay, whose firm Derwent Holdings owns the park and is behind the expansion plans.

Today the mayor raised the prospect of compulsory purchasing the site if Mr Gubay’s firm is unable to fulfil the brief, but insisted he was hopeful Derwent would be able to make progress.

Work was originally due to start in summer 2011 but start of the four-year scheme was then pushed back due to the economic downturn.

The long-awaited plan involves building on Rathbone Park at the junction of Edge Lane and Rathbone Road, Old Swan.

In November it was announced that work on a replacement “Victorian-style” park would start in February to enable a key land swap to go ahead.

Work remodelling the retail park itself would then have been able to start in late 2012 but nothing has happened since the announcement in November.

Liverpool mayor Joe Mayor Anderson has got a crunch meeting with tycoon Albert Gubay, whose firm Derwent Holdings, owns the park and is behind the expansion plans.

He was unable to say when Derwent might start but said he was determined to see progress on the this key scheme.

I'll wait and see how next weeks meeting goes but this feels like a non story to me, I may be wrong but the Echo have a history of stuff like this. I trust Joe to either sort it out or take control of the site through a CPO, we could do without the delay though.

In May Liverpool Mayor Joe Anderson raised the prospect of compulsory purchasing the site if tycoon Albert Gubay, whose firm Derwent Holdings owns the Edge Lane retail park, was unable to fulfil the proposal.

Liverpool council today said a deal had been brokered and work was now due to start early next year.

FWIW, a planning application has gone in requesting permission to demolish the former Total Fitness unit adjacent to the cinema on Binns Road.
They have already taken a lot of the roof off , stripped the inside and taken the windows out.
