so pessimistic... this is sukhumvit 24 not pinklao, i hope its a good design since lpn is a good developer overall even though most of their designs are horrible. :eek:hno:

Not expect to much on the design side, whatever they build will sell surprised they acquired this site cannot have been cheap

I have a question. How can LPN have 38 storey buildings in that connecting soi (between Suk 22 and 24)? Is the soi too narrow to have such tall buidlings?

I think they are using Soi 24 as their frontage entrance so that should allow them so.

Development Plc (LPN) plans to launch a high-end condominium project worth 3 billion baht on a four-rai site on Sukhumvit Soi 24 in Bangkok after settling a dispute with the land's owner. It will outsource project design for the first time, using the design by renowned architecture firm A49 as a selling point. L.P.N., which has used prefabrication for all its previous condo projects, will use traditional construction methods for the luxury development. Managing director Opas Sripayak said the project will comprise a 44-storey building with 1,000 units. Sizes will start at 28 square metres and prices from 3 million baht a unit. L.P.N. signed a land purchase deal with the owner 10 years ago, but the owner refused to transfer the title despite the company having paid a deposit. The protracted dispute was settled by a court's sanction to sell the land automatically to L.P.N. after the land's owner was declared bankrupt. As L.P.N. bought the land 10 years ago, its gross margin will be as high as 50%. Combined with other costs including legal issues, the plot's price was about 400,000 baht per square wah, while the current market price is close to 1 million baht. Mr Opas said the company also plans to launch a mega residential project by the second half of this year on a 100-rai plot in Greater Bangkok's Rangsit Khlong 1 area. The project will be worth more than 7 billion baht, with unit prices starting at 600,000 baht. L.P.N. will also launch a 2-billion-baht condo project in Udon Thani and develop a 200-million-baht shopping centre in the border province through a joint venture with CP All. Udon Thani was chosen for its first northeastern condo project because the province has the highest potential in the region and is a link between Thailand and Laos. Lumpini Place UD-Phosri will be built on 17 rai opposite UD Town shopping centre on Pho Sri Road. It will comprise three 14-storey buildings and 1,400 units sized 30-32 sq m with prices starting at 1.5 million baht. The first phase of 500 units will be launched in the second quarter to test the market. Target buyers will be local people, Western sons-in-law and Laotians. "Udon Thani can link to neighbouring countries, so its potential will be higher when Asean integration comes into effect in 2016," Mr Opas said. The lifestyle of people in Thailand's sixth most populous province is similar to that of Bangkok, while the purchasing power of people in the Northeast has increased due to good prices for rubber, he said. A high-speed train link is planned between Bangkok and Udon Thani, while three airlines fly daily to the province with mostly foreign passengers. According to the company's market research, property demand in Udon Thani is in the budget segment, as land prices in the city centre have risen so high that single houses and townhouses are not feasible to develop. Land prices in Udon Thani were about 200,000 baht per rai last year. By the end of next year, L.P.N. will develop a shopping centre within the Udon Thani project. It is working with partner CP All on the project concept and design. Shares of LPN closed yesterday on the Stock Exchange of Thailand at 21.50 baht, down 20 satang, in trade worth 47.2 million baht. ^^

a 44-storey building with 1,000 units, or on average 22-23 units per floor. Is it too crowded? Or it is not since the floor plate must be very large.

Having over 1,000 units, it might be as crowded as the Base or the Key due to total number of units and its small unit sizes.
