Is it about time for Luton to also have a thread, so that you can see the projects being developed in the city.

I know there are no skyscraper in Luton, but i like taking pictures and it's good to see how things are changing. :)

East Midlands? Luton?? Really??

Didn't see that comment coming

It's possibly due to the silly way the sub-forums are constructed. There's a "Home Counties and South West England", which would exclude places like Oxfordshire, Bedfordshire and Buckinghamshire, which probably explains Milton Keynes being in here too.

Luton and Milton Keynes would be better in that sub-forum, though I'm more than happy to welcome them as:

A) I'm just a welcoming person
B) It makes busier and generally gives the impression of more going on

It's so quiet in here compared to other sub-forums. The Sheffield forum is way busier, you can't tell me there isn't more going on in the whole of the East Midlands than there. Four cities plus god knows how many towns (I know many don't amount to much, but still).

Luton Airport will have a new 250 bed Marriott hotel:

And some renders from the net:

Courtyard by Marriott offering 250 rooms, Studio Anyo working in partnership with Forecast Design will be delivering a hotel boasting direct amenity to London Luton Airport. Developing an existing planning consent, Studio Anyo are exploring the possibilities of prefabricated façade, pushing innovative engineering solutions with limited onsite involvement.

Our scheme at Luton will provide conferencing facilities, a mix of lounge and dining areas, a dedicated service floor and prefabricated mechanical and electrical solutions. Working closely with Marriott, Studio Anyo are helping to progress a refreshed Courtyard look and feel; a strategy that will be applied to their global market.

Luton town centre is definitely not the Cotswolds shall we say, but it's good that there seems to be quite a bit of development going on.

Obviously the airport, transport links and proximity to the Big Smoke help out hugely. Was amazed at how quick the train gets from St Pancras to Luton, was about 30 minutes. Checking on National Rail, quickest morning service into the capital is 24 minutes.

Mansfield to Nottingham by rail is at best 33 minutes and is less than half the distance.
Personally I would say Luton would have alot more skyscrapers. They would of course be mainly residential. The station is a popular for commuters to london and I would expect to see large 'scrapers' here
Next to the Union street construction site there is one more, but the entrance is from Holly street. This one is: https://www.hightownha.org.uk/find-a-home/rent-a-home/lintone-place-1-bed-apartments/

Whilst Luton is defiantly in the London Sphere, would agree that it is on the East Midlands Mainline, so has great connections to this region.
Have spent many days in Luton and know it well, it does differentiated from large East Midlands centres in the fact that it has a much more dense residential centre as it is value commuter belt country. Retail is not as good as it is affected by travel time to London and large competition from the many more affluent urban centres around it. This saying with that you will find it is far less derelict than any urban centre in the East Midlands.

Also worth noting is the prospect of Luton Town football club redeveloping the long term failed retail site of Power Court in the city centre, not sure how that is going...
The Stadium plan for the city centre was back in 2014:

Also this needs to be a sticky thread, is someone able to do that?
not sure I'd agree Luton is in the East Midlands, but it's pretty close to Leicester
For the new University of Bedford building - Stem we have good development + a render that was not available last time:

Across the street from the Luton Retail Park a new construction site has been developing for some time, but today I managed to find out what it is - the new building for the Chiltern Academy. Unfortunately there is no render on the site: https://www.chiltern-academy.co.uk/
