Masera Bukit Segar is set to mesmerize those seeking luxury

As the saying dictates, the finer things in life often come in small packages. From scintillating and aesthetic dishes at the restaurant du jour to a twinkling surprise in a jewelry box, PPB Hartabina Sdn Bhd’s (PPBH) latest project, called Masera Bukit Segar, is just that – a luxurious and limited enclave which will only contain 38-units of two-and-a-half storey freehold bungalows.

This opulent gated-and-guarded freehold boutique development in Bukit Segar is nestled on a lush 21-acre hill – one of the remaining prime landbanks in Cheras, Kuala Lumpur – set amidst Mother Nature’s pristine beauty.





Haven of luxury

The essence of stylish contemporary design is the inspiration behind Masera’s unique conceptualization, said PPBH director Eapen Thomas, adding that the development’s exquisite aesthetic qualities elevate lifestyles to a distinct level of refinement.

“The combination of beauty embodied in nature and water elements inspires residents to relax and indulge in the lush and serene setting,” he said.

Targeted at “established and successful professionals” who appreciate homes with contemporary tropical design as well as upgraders who wish to continue living in the area, three designs priced between RM3.68 million and RM4.71 million have been fashioned to cater to the needs of various lifestyles – garden villas, hill homes and family-oriented units – with plot sizes ranging from 10,000sq ft to 19,000sq ft.






Different lifestyle, different design

Each unit in Masera has been planned to be a part of nature, with the bungalows built to fit the natural contours of the hillside.

The garden villas have been designed to satiate those who have a passion for gardening with a spacious total built-up area of 7,465sq ft, equipped with a dining and rumpus area a half flight up adjoining each other.

While the hill homes offer uncompromising views, allowing residents to be mesmerized by different perspectives and bask in the beauty of the surroundings. These units feature a guest room within a semi-private area that boasts its own balcony with a total built-up area ranging from 7,307sq ft and 7,219sq ft.

The family-oriented units were conceived to be family-friendly, prioritising the values and comforts of an intimate household, specifically catering to the needs and lifestyle of an extended family – featuring an area of 6,963sq ft. The units are warm, practical and spacious, equipped with a private lift to ensure residents that their elderly parents or relatives don’t have the burden of climbing up flights of stairs.

The design of the Masera units will tuck the utility and maid’s rooms, store and car-park on the lower ground floor, keeping the areas away from the main sections of the house.

Masera is accessible via the Middle Ring Road II, East-West Highway or Jalan Cheras and is expected to be completed by December 2007.

The saying “great things come in small packages” seems to be the thrust behind PPB Hartabina Sdn Bhd’s (PPBH) latest project, called Masera Bukit Segar, which will contain only 38 units of two-and-a-half storey bungalows on a 21-acre hill in Cheras, Kuala Lumpur.

This luxury, gated-and-guarded freehold boutique development in Taman Bukit Segar will, said PPBH, “command similar capital appreciation as our earlier developments in the area”.

The company’s semi-dees and bungalows that were launched 2001 have appreciated by 30 per cent, said PPBH director Eapen Thomas, adding that Masera will occupy the company’s last remaining tract of land in Cheras.

“At that time, we offered the semi-dees from RM680,000 and the bungalows from RM1.2 million,” he said.

Speaking after a preview of the project recently, Thomas said Masera will be developed in two phases, with 25 units in the first phase, which will have a Gross Development Value (GDV) of RM102 million. It is slated to be launched by the middle of the year.

The second phase, in which the balance of 13 units will be built, will have a GDV of RM60 million. Launch is scheduled for the end of the year.

Priced between RM3.68 million and RM4.71 million, the Masera units will come in three designs - garden villas, hill homes and family-oriented units - and built-up sizes ranging from 6,963sq ft to 7,465sq ft.






Plot sizes, Thomas said, will be between 10,000sq ft and 19,000sq ft.

The garden villas, designed with those who enjoy gardening, will feature the living room as a pavilion on its own, while the hill homes will be nestled on undulating land, with the car-park located at the rear.

Two types of this design are available. The first will have a guest room in a semi-private area, while the other will feature a master bedroom occupying the entire rear wing and a large balcony.

For the family-oriented bungalows, they will be equipped with a private lift so residents need not have to worry about elderly parents or relatives climbing up flights of stairs.

The design of the Masera units will tuck the utility and maid’s rooms, store and car-park on the lower ground floor, so as to be away from the main areas of the house.

PPBH will set up a company to manage the gated community until all the units are handed over to buyers, said Thomas, adding that maintenance charges would be about RM750 a month.

Masera is targeted at “young and successful people” who appreciate homes with contemporary tropical design, besides upgraders who wish to continue living in the area, he said.

“We are confident that all the units will be sold by the end of the year. As an incentive, we are offering a two-night stay at the Shangri-la Tanjung Aru, Sabah, along with two business class air tickets to Kota Kinabalu to those who sign up at the launch.”

Accessibility to the project will be via the Middle Ring Road II, East-West Highway or Jalan Cheras.

Previously known as Tai Yan Realty Sdn Bhd, PBBH owns and manages Cheras Leisure Mall and Cheras Plaza in KL.

Apart from Masera, the company is planning to launch another up-market development on a 30-acre plot in Bukit Mertajam, Penang, later this year.

Kerana terlalu menggemari suasana pusat peranginan di Bali, Jason Lee dan Cheong Sze Hoong Zac memberi penyelesaian dengan mengimport konsep itu sepenuhnya ke Bukit Segar, Cheras.







KONSEP tropika moden dijelaskan oleh Jason Lee dan Cheong Sze Hoong Zac sebagai pengisian perabot berasaskan kayu, anyaman rotan, kaca dan sedikit aluminium dalam rekaan terkini.

Hasil kerja dua sahabat pereka perabot dan hiasan dalaman ini di banglo tiga tingkat di Bukit Segar, Cheras, Kuala Lumpur, dapat disimpulkan dalam satu perkataan - menakjubkan!

Menurut Jason, 31, pemilik kediaman mewah ini amat gemarkan konsep resort terbaik dunia yang terletak di Bali, Indonesia.





PEMANDANGAN senja yang memukau dari gazebo di laman depan rumah diperhebatkan lagi jika dinikmati si buaian buatan kain yang menambah unsur santai di laman ini.





Disebabkan itu, Jason dan Zac, 31, mencadangkan supaya kesemua perabot rumah agam ini diimport terus dari Bali.

"Kami diberi kebebasan untuk menghias rumah ini menggunakan bajet sebanyak RM1.5 juta. Namun kami dapat melakukannya dengan kos yang lebih rendah.

"Hasilnya jauh lebih hebat daripada yang dijangkakan," ujar Jason.









BAR mini ini juga boleh diletakkan di luar rumah, bukti kombinasi kreativiti teman sekelas, Jason dan Zac, yang jelas melahirkan kesempurnaan.






Bagaimanapun, kepuasan sebenarnya, tambah Jason, terletak pada kepercayaan tuan rumah yang membenarkan beliau mereka setiap perabot sebelum menyerahkan lakaran itu kepada pakar di Bali untuk direalisasikan.

"Bukan tidak ada tenaga kerja yang bagus di Malaysia, tetapi di Bali bilangan mereka lebih ramai.

"Kerja kraf kayu, terutama ukiran, sudah menjadi darah daging mereka. Apa yang kami cari ialah kualiti dan kami menemukannya di sana," kata Zac.

Daripada pintu gerbang, katil siang, cermin berukir sehinggalah kepada gazebo di laman, kualiti yang disebut begitu ketara dirasai.

Malah kedudukan kediaman di atas bukit dengan pemandangan Kuala Lumpur, Petaling Jaya dan Shah Alam ini menjadikan tema Bali sangat tepat dan tidak canggung langsung biarpun terletak di tengah-tengah ibu kota.

Sebuah kolam ikan bertingkat dan berangkai ke bawah menambahkan damai di situ.

Berisi ikan tilapia dan koi, kolam itu menyuntik unsur spa terutama apabila dihiasi ukiran batu kapur dan gazebo binaan batang kelapa dan beratap jerami.

Dengan angin yang menghembus laju, pemilik tidak perlu lagi berulang-alik ke Bali semata-mata untuk menikmati suasana setenang itu.

Lebih istimewa, halaman yang menghijau turut dimeriahkan dengan pokok buah-buahan seperti mangga, durian, kedondong, jambu, cempedak dan bunga kemboja.

Jika di luar rumah landskapnya memukau, di dalam rumah tidak kurang hebatnya.

Ruang tamu bersiling tinggi atau dibina dengan konsep double volume kelihatan tidak ubah seperti lounge sebuah resort.

Lampu candelier dari rod besi tergantung di tengah siling. Sebuah motor dipasang bersamanya bagi memudahkan kerja penyelenggaraan.

Pemilihan lampu itu, kata Jason, demi mendapatkan kesan moden tropika yang dijanjikan.

Memiliki ruang udara yang luas, pendingin hawa tidak diperlukan di sini. Memadai dengan kipas angin.

Diapit dinding kayu berkaca, pemasangan langsir polos dari siling menguatkan lagi efek itu.

Dengan kelebihan menghadap pemandangan matahari terbenam, ia tidak berisiko disimbahi kehangatan cahaya matahari yang melampau pada waktu siang.

Keunggulan ruang makan vila ini pula terletak pada set meja makan yang diperbuat daripada kayu yang unik.

Binaan sepanjang lima meter daripada dua keping kayu setebal enam sentimeter itu memang luar biasa.







CADANGAN Zac untuk menamakan rumah agam ini sebagai Puri Kayangan bertepatan dengan huruf pertama nama tuan rumah.





Dilengkapi kerusi bersandar yang tidak seragam, ia dapat digambarkan sebagai karya agung yang sesuai untuk sebuah istana.

"Sama ada anda menyukai atau membencinya, ia adalah perabot yang dicipta sebagai subjek bualan. Ada yang mengatakan ia seperti set dalam filem Lord of the Ring," kata Zac tertawa.

Penghuni kediaman ini baru berpindah masuk pada September 2008.






PINTU gerbang berukir karya pengukir Bali ini menyimpulkan kemewahan rumah kediaman mewah ini.






Menurut Zac, reka bina rumah itu selaras dengan aktiviti keluarga pemilik yang gemar mengadakan perkumpulan untuk pelbagai acara.

"Dari atas bukit ini kita boleh tengok persembahan bunga api di KLCC dan Menara Kuala Lumpur khususnya pada Tahun Baru.

"Ini menjadikannya destinasi yang dicari-cari," tambah Zac yang tidak menolak konsep Bali di Bukit Segar merupakan satu kombinasi yang mengujakan.
