CITY VIEW -Kawasan Pusat Bisnis Terpadu-
Lokasi : Jl. Adi Sucipto, Kel. Sukajadi, Kec. M. Polonia, Medan

Background
• Location in Medan, a dusty city on Sumatra in Indonesia of 2-3 million people
• Long narrow land running in North-South direction with a graveyard to the South, close to the current airport
• It is a staged project due to a current planning restriction. When the airport moves (in two years) the height restriction will be lifted
• Planning approval and partly building approval is granted
• Apartment living is not culture in Medan and a risk element
• Shop-houses are in abundance, but selling well
• Land cost has increased sharply
• A mixed development of apartments and commercial

Site layout
• The apartments were located to the north where the site is slightly wider. We were then able to place the blocks with the broadside to the north and south. This reduces the heat gain from the tropical sun, and maintain good views while provide a light central court
• The town houses are located on the narrower part of the site and in a north-south direction. This provide good sun protection in the open mall area in the afternoon when they are typically more busy
• We placed a row of town-houses at the south end to shield the project from a grave-yard
• endeavour to achieve an integrated solution with rest work and play
• oriented to reduce overshadowing to the low rise housing complex to the north

Apartment concept
• Need to demonstrate that apartments can be an attractive and indeed preferred living style. Not just a necessity because of increasing pressure on land in the inner city areas
• Home in the sky with city living qualities for owners who are generally land based
• Optimise
? Natural Ventilation
? Natural light
? Privacy
? Provide
? Common gardens
? Useful public spaces
? Connection
? Natural spaces
? Reduce overshadowing to the neighbours, particularly the low level housing complex to the north

Apartment solutions
• Optimise

? cross ventilation from opposite sides due to the open access spine in the courtyard

? 2 opposite sides exposed to natural light

? horizontal access at a distance from the units
? small windows to the access side will provide more privacy, both visually and accoustically
? the curvature of the structures, optimising in-look from the other apartment blocks
? Luxury features, where luxury is defined as time to enjoy
? no big foyers to greet you, but a long garden with water trickling along a beck
? the passage to the units are part of the experience
? social living is a choice
? sky gardens for visual relief, socialising, recreation, and exercise
• Provide
? close relation between the landscape, the buildings and their dwellers
? ground level gardens
? 'front garden' rising up to the roof
? on level gardens with some village connectors and
? on each floor we provide a common garden area similar to public gardens found in public housing in Finland. People in Medan relate culturally to single houses with a front and back garden. At City View we build the corridor spline as part of the 'front garden' where the 14 story columns and beams have an organic feel, reducing in mass as it thrive for the top
? Useful public spaces
? the roof gardens are for use as recreation and health activities
? Connection
? cross tower connection on 3 level to provide a community project. One village connecting with the other. Your village has a secure full rail to give secure feeling. Venturing to the other villages should be exciting and it through a cable bridge
• Reduce energy usage, in the context of no public or government incentive in Medan
? natural ventilation and low energy lights
? solar energy panels to power public lighting and to pump water during the day. The panels are located on the higher roof to reduce any negative visual impact. Roof gardens are on the lower roof
? using insulating (ACC) wall blocks and double glazed windows
? the apartment towers are of a simple and flexible design, but provide visual interest from its courtyard
?
• Material use
? AAC blocks
? double glazed wooden framed windows
? generally human materials with clear focus on durability
? organic shapes
? generally using material and building techniques which are known in the local market. Site labour is still relatively affordable

Commercial
• The need to stand out as an alternative to the existing heated town-house market
• We plan a town house mall (now under construction)
? increasing the retail exposure
? traffic free zone providing a more healthier and pleasant shopping experience
? optimise natural light and ventilation
? below ground parking
• The town-houses are linking the office tower to the south and the office/apartments tower to the north, as well as a limited vehicular link from the commercial area to the 'jelly bean' apartment towers
• Commercial look rather than domestic feel with metal cladding superimposed on landscaping screens
• The mall courtyard using a similar language as the apartment, but in this case the voids are narrow and the commercial space is more predominant
• The weather protection is also similar to the apartments with a screened glass roof using timber battens as the screening material under the transparent roof material
• As the word 'town-house' indicate, there is often residences on the upper levels. We have provided a visual planting barrier between the potential residence part and the commercial mall

Kondisi saat ini, pengerjaan Shop House tinggal finishing sesuai rendering, apartemen n office-nya akan mulai UC Januari 2013

proyek City View, br diambil semalam 22/12/12

SIMB, tertera ada Apartemen, tp jumlah lantainya gak ada..


Deretan ruko-ruko glassy-nya udah jadi, dengan puluhan paku bumi untuk office n apartemennya yg udah lama ditanam




tepat di depan proyek ini, proyek CBD Polonia bikin gerbang n jalan khusus ke kompeks pertokoan CBD Polonia

Ini salah satu proyek yang sangat tergantung dengan kepindahan Bandara ke Kuala Namu ya :)

yup, secara sayup dr proyek ini bisa liat pesawat parkir di apron.
Ttp klo di liat dr waiting room polonia posisi ruko di proyek ini tidak face to face dgn runway kok. Mudah2an ada kelonggaran

yup, dari awal pembangunan proyek ini, saya belum pernah dengar ada masalah dengan KKOP, yg bermasalah malahan mengenai kegiatan proyek yang meluruskan n membeton DAS (Daerah Aliran Sungai), sementara KKOP gak pernah dipermasalahin. CMIWW

Untunglah proyek ini jadi juga dilanjutkan. Aku udah khawatir aja jangan2 jadi proyek gak jelas gara2 Polonia gak jadi tutup.
