A choice site along Biscayne Boulevard is to be redeveloped. Several proposals are vying for the job:

Gary Nader’s Plan For Condo, Hotel Towers And Museum On Biscayne Boulevard

Former Related Group president Roberto Rocha has teamed with art dealer Gary Nader on a proposal to develop a Biscayne Boulevard property owned by Miami Dade College.

The proposal calls for replacing a 2.56-acre surface parking lot owned by MDC at 520 Biscayne Boulevard with the a project that includes:

Tower A – 144 condo/hotel units (142,272 rentable sf), 228 luxury residential condo units (450,718 sellable sf)
Tower B – 300 luxury residential condo units (692,100 sellable sf)
Latin American Art Museum (122,902 sf)
Theater (1,600 seat)
Conference Center (29,150 sf)
Nader’s proposal, called ‘Museu’ was unsolicited, and MDC is asking for alternative bids from other developers, due early November. In a May letter, Nader had said that he hoped to begin marketing the project during this year’s Art Basel.

Fernando Romero Enterprise is the architect.

^ Jan at one time this was the tallest building in Miami and was the headquarters for the Miami News (which no longer exists) when it was built in 1925.
It then became known as the "Freedom tower" in the 1960's when Cuban refugees fled Cuba after Castro took power & the federal government used the facility to process, document and provide medical and dental services for the newcomers.
It is sort of Miami's immigrant Ellis island in that regard.
On September 10, 1979, it was added to the U.S. National Register of Historic Places. It was designated a U.S. National Historic Landmark in 2008 so this building will be preserved.

Related Group And Arquitectonica Will Bid For MDC’s Biscayne Boulevard Land

Related Group and Arquitectonica are preparing to bid for Miami Dade College’s prime property on Biscayne Boulevard.

Arquitectonica chief Bernardo Fort-Brescia confirmed to the The Real Deal that the partnership was planning a bid for the 2.6-acre site at 520 Biscayne Boulevard.

They will compete with an enhanced Latin American Art Museum proposal from Gary Nader, Roberto Rocha, and architect Fernando Romero. A lawyer for Nader said that new partners may be added before the January deadline, in addition to other enhancements.

The Related Group and Arquitectonica can bid all they want but I just hope they don't give us a pathetic Arquitectonica proposal with their generic condo towers as usual.

Check Out Chad Oppenheim's Flashy Proposal for a MDC Development in Downtown Miami



Four developers are bidding for the right to build a project off a public-private partnership with Miami Dade College in Downtown Miami at 520 Biscayne Boulevard. The 2.6-acre site sits just south of the Freedom Tower, and is currently used as a parking lot for events like Heat games and concerts held across the street at American Airlines Arena.

A stipulation for the proposals was to include a museum, performing arts theater, and conference center. One of the bids is sourced from Oppenheim Architecture and Gregg Covin Development, revealing some stunning renderings of what looks like a bold, futuristic-looking (and pricey) development. It included an athletic center, offices, retail, and hotel with residential units being rentals. Chad Oppenheim told the South Florida Business Journal the project is "the last opportunity to make a cultural impact downtown."

Nader + Museu LLP, Related Group and Pi Art Tech and Trade Center at MDC LLC are the three other groups in the running for it.

A Miami Dade College Evaluation Committee decided on a ranking today of four proposals to develop 520 Biscayne, according to The Real Deal editor Ina Cordle.

The weighted scores are:

Related Group/Arquitectonica – 470
Nader Latin American Art Museum/Fernando Romero – 440
Gregg Covin/Chad Oppenheim – 405
Pi Art Tech/Richter Dahl Rocha – 330

The college will now begin negotiations with the two top bidders, Related and Nader.

Pi Art Tech has been eliminated altogether, while Covin/Oppenheim is being retained as a backup.

They picked the two best ones! The other designs were hideous. Fingers crossed for Nader, but I can live with Related.
