Aria On The Bay To Include 647 Residential Units



Melo Group’s planned Aria on the Bay project is set to include 647 residential units in a 50-story tower, according to the developer’s website.

Arquitectonica is the architect for the project. In 2005, an Arquitectonica-designed project called On The Park was approved for the Aria site at 1770 North Bayshore Drive – south of the 1800 Club, and north of Bay Parc Plaza.

Aria will also include 40,000 square feet of commercial space, along with 1,035 parking spaces.

Chuck, actually the height limit in that area is supposedly 649 feet per the 2005 agreement, but the FAA has be awfully fickle lately.

Melo Group Delivering 2,000 Units Over The Next Two years

Melo Group is moving forward with plans to begin construction on the 647-unit Aria On The Bay in early 2015 after achieving $200 million in sales.

At nearby Bay House, the developer has sold 97% of the 165 units. The project is now topped off.

Melo Group is on the verge of beginning work on the 50-story Aria On The Bay – their biggest and most luxurious project yet.

Earlier today, a permit to begin piling work was issued by the city. A foundation contractor delivered equipment to the site yesterday.

Vertical Construction At Aria On The Bay Will Begin Soon With Three Cranes To Speed Work :cheers:



Melo Group is wrapping up foundation work on Aria On the Bay and will begin vertical construction within weeks, according to a new filing with the FAA.

The fast-moving developer will use three Liebherr tower cranes to build the 647-unit project. They will be installed on Monday, November 2, and remain in place for 18 months, with completion estimated for May 2, 2017 (that date will likely change.)

Heights for the the three cranes will be:

Crane #1 – 661 feet above ground
Crane #2 – 606 feet above ground
Crane #3 – 568 feet above ground

Foundation work for the 50-story tower began in April. When completed, the building will top out at 535 feet above ground.

Curved Floors of Aria on the Bay Captured in New Photos

Miami development firm Melo Group is watching their latest highrise property climb above the streets. As the company celebrates the sale of over 70% of units at Aria on the Bay, vertical construction has surpassed the building's 11th floor pedestal. The tower is expected to rise at a rate of one full floor every week until reaching its 53-storey pinnacle in April 2017.

Miami’s Aria on the Bay Tops Out with 80 Percent of its Units Sold

Miami, United States – 02 May 2017

Aria on the Bay has become Miami’s latest luxury condominium to top out, with the 648-unit tower rising to 53 stories in Edgewater, the city’s arts and entertainment district.

Developed by Melo Group and designed by Arquitectonica, the development is 80 percent sold and expected to be completed by the first quarter of 2018. Units range from one to four bedrooms, with prices starting in the $400,000 range and maxing out at $6 million.

The mixed-use project is located at 1770 North Bayshore Drive, next to the waterfront Margaret Pace Park. Deposit requirements on the remaining units have been slashed to as low as 20 percent for residences exceeding $1 million.

“Since we’ve already closed and covered our loan and construction is moving quickly, we’re able to relax our deposit requirements,” said Carlos Melo, principal of Melo Group. “We’ve sold 80 percent of our units to buyers from over 42 countries across the globe. Lowering deposit requirements is an incentive to attract more local and domestic buyers and sell out our remaining units in advance of the building’s delivery early next year.”

Building features include a 14th-floor amenity deck with multiple pools, a hot tub, fire pits, barbecue areas, a spa, fitness center, yoga studio, entertainment lounge, and screening room. Approximately 20,000 square feet (1,860 square meters) of office, retail, and restaurant space will occupy the lower floors.

The topping off of Aria on the Bay makes it Miami's 45th. skyscraper over 500+ feet | 152+ meters tall.
Only the cities of New York City & Chicago have more skyscrapers in that category in the US.
