Melo Group Gets Utilities For 58-Story Tower; Construction Permit Pending

Melo Group is quickly moving forward with plans to build a 58-story tower known as Downtown 1st.

City records show that a construction permit has been filed for and is now pending. The full plans were submitted in August and are now making their way through various city departments.

On October 14, a utilities deal with Miami-Dade was recorded with the county clerk of court.

On the same day, a Unity of Title was recorded for the property. It is normally needed to obtain a construction permit from the city.

Anyone want to make a wager? Despite Natiivo being ~30 Feet taller & technically "started" BEFORE Melo's Downtown 1st..... my bet is on Melo's still topping-out on Downtown 1st (~Q4 2022) before Natiivo (~Q1 2023) !!

Melo Group Completes Foundation Pour At 60-Story Downtown 1st, Their Tallest Ever – The Next Miami

The foundation of the 60-story Downtown 1st tower is now in place after a massive concrete pour last night, and vertical construction will now begin.

Downtown 1st will become the tallest tower ever developed by Melo Group, at 557 feet tall.

L&R Structural, the project’s shell contractor, wrote on social media that last night’s pour used around 3,000 cubic yards of concrete.
