New proposal and renders for Midland Mills, from a tweet by the Civic Trust. No idea if there’s any pre apps/planning apps coming forward but... it looks interesting? Bit too similar to the CEG tower before it was revised into the iron grid detailing maybe?

Yeah really like it. I'm no expert, but it looks pretty viable too (in terms of amount of glass, materials etc), without looking cheap.
Looks great, would be nice to see how this lines up with the CEG towers and other developments. So, 3 good proposals from Citylife/Nick Brown, will any get built?
A bit of mini Singapore going on there.

I'm sometimes concerned that we're going down the route of too much brick in HUV, but I understand the need to reflect the heritage. That said, this does look pretty damn nice. It'll be interesting to see the plans for the mill itself. Not much clue there. The tower is on a very tight spot, but I'm guessing the entire plot with all the current parking will be fully utilised during construction.

The renders look excellent but it appears to be the same developer, City Life, who proposed Radius and Arthurs Fold, neither of which have funding. There is little point in proposing schemes that you then can't afford to build, unless your aim is to purely increase land values.
It looks like a really crisp and smart city looking design, but presume it is just a vision at this stage until we hear anything further.

@Shed - you are one of the few people who had the opportunity to find out what was REALLY going on re Radius and you chose not to know. You believed what someone unconnected to the scheme told you.

As I have said before, there are no funding issues for Radius or Arthur's Fold. If people want to believe nonsense I will let them and you can all wait and see what happens in the fullness of time! I am not going to waste my time explaining stuff to people who believe whatever they want.

Thanks for sticking with the forum, many might be turned away from posting given the toxicity that's been brewing recently. I for one will appreciate any news you have as and when you can inform us :)

really hope this goes ahead. it's frustrating when someone like Nick comes up with great designs but things fall through for whatever reason. I am crossing everything for this one... going full on Alan Partridge escape scene in Alpha Papa :eek:
Of every development/scheme/project/vision/whatever-you-want-to-call-it that I have seen proposed for Leeds, this is the one that I would literally get down on my knees and pray for completion for. Above Lumiere or Criterion.

It’s a stunner, and I have a feeling it would also be a catalyst to get things cracking again elsewhere in the city.

Couldn't agree more. I really love this one. The amount of proposals that seem to just be teetering on the edge of starting is getting excruciating. It really feels like a start on a big one would open the floodgates.

Props to Nick Brown Architects for being consistently great too!

Inlight of the complete lack of new starts in 2017 ranging from the YEP site to Monk bridge it is only natural that we are super cautious, alot has been promised from various developers but very little has been built.

So until construction begins I'll believe it when I see it

Also doesn't help that no one has even bothered to update the citylife website, when I click "about" citylife it just says "oops". Doesn't leave me with much hope.

Apologies but I don't wish to get in to an argument with you but when you say I was "one of few people who had the opportunity to find out what was REALLY going on re Radius and you chose not to know" I remember that you sent me a private message assuming I had bought one of the apartments at Radius, which I hadn't, I have had no further information from you.


Regarding the funding issues I was merely quoting the Plans Panel minutes for Arthurs Fold where the developer was asked if full funding was in place, and the reply was that no, but it was being worked on.


If funding is in place for all these schemes there will be no one happier on this forum than me.

It's surely the default position that the funding for all proposed schemes (certainly in Leeds) is W.I.P. until we hear firm news to the contrary.

I agree Rob. It takes months to arrange funding so "work in progress" is a fair way of looking at it. However, some people misinterpret this as "can't get funding/ on hold/ having problems with funding."
It's just a basic misunderstanding about how the industry works.
