Two More Residential Towers Proposed for Midtown Atlanta

1163 West Peachtree St & 14th St at One Atlantic Center: I have read an abundance of smack-talk in comments and forums about Novare’s new construction apartment towers. Ok, they are rebuilding the same building over and over, Midtown and Buckhead, including in other cities (which does get me)! But the clean design of exposed concrete and tinted glass curtain wall is good looking and honest. Every building doesn’t need to scream,”hey, look at me!” This way, the great buildings can really stand out.

By the look at this design of this 31 story tower and it’s adjacent 8 story retail / parking structure, I believe they are getting better. Of course, that could be because iconic architect Phillip Johnson had the forsight to place deed restrictions on all corners of 14th & West Peachtree that buildings would have to relate in design to the 820′ tall original IBM Tower at One Atlantic Center. I hope they use the same stone materials at least all over the base of the new buildings, as the renderings appear. There will be 10,000 sf of retail at street level below both buildings along 14th St, West Peachtree St and 13th St. And the top of the building looks to relate to the design of One Atlantic Center, but you’re right, Curbed Atlanta, it does look too much like The Atlantic in Atlantic Station. Perhaps Smallwood, Reynolds, Stewart, Stewart will update the roof crown with something new before construction.

Permits Filed For Novare's 1163 W. Peachtree



Novare Group is making a move in the ongoing residential tower race in Midtown. The developer submitted building permit applications last week for the 31-story project known as 1163 West Peachtree, basically a squattier version of the 46-story The Atlantic across the interstate. With 400 units, this latest tower would rise where Einstein Bros. Bagels now stands. (Fear not, bagel lovers: Einstein Bros. will reportedly open a retail space at the project's base.)

Novare Plans Jan. 30 Groundbreaking For Atlantic House



Novare Group has scheduled a Jan. 30 groundbreaking for its latest high-rise apartment project, a 32-story tower on West Peachtree Street in Midtown now called Atlantic House. The name is fitting, in that the tower will basically mirror its larger brother, the 47-story Atlantic, across The Connector at Atlantic Station. The project will include 400 apartments and 11,500 square feet of street retail where Carolyn's Gourmet Café, Einstein Bros Bagels and other businesses stand.

From afar I really like the look of The Atlantic - Structurally and in terms of overall scale it's a very graceful and appealing design. Hopefully the Atlantic House will capture that same essence.

I'm not buying into the marriage between their 8 story retail structure and the residential tower. The former is perhaps too wedded to the Atlantic Center design restrictions and as a result the structures seemingly have nothing in common: Not proportionality nor rhythm, nor even how they embrace the site and each other. Two wholly separate pieces, IMO, which is a shame.

Still, I'll take the "Devil you know" approach and say this is a far sight better than some other options that could be envisioned.

I have to agree......this could of been really bad. I have always liked One Atlantic but I don't want it replicated and we certainly do not need more of "stubby" across West Peachtree. Who knows, the garage may be smartly designed to one day be repurposed when we stop driving cars.

I can't even say that without laughing.

Wow, they're really cruising with this one! Good deal, as I favor this one compared to many of the other recent residential projects in the city.
