Is it just me, or do none of the recent apartment developments in CT seem particularly "affordable"? Amenities like a gym, rooftop swimming pool, high-speed fibre optic internet etc. are not aimed at the working class. Almost every single development I've seen is clearly targeting upper-middle to upper class residents.

This did not use to be the case in SA. Many of the older apartments built in the 70s and 80s were not particularly fancy and aimed squarely at the working class.

Like these kind of flats:





It can't be an issue of affordability - Dar, Nairobi, Addis Ababa etc. are all much poorer than Cape Town and full of these types of apartments. (Not to mention Asian cities).

^^ I don't think it is just you. It seems to be the trend, apartments are for the wealthy, not for the lower middle. Houses or townhouses are for the lower middle class. Somewhere over time it all changed.
Maybe back when petrol could be wasted, roads were without traffic, electricity was cheap and water plentiful, owning a large house way out of town was desirable. Now it is a liability.
Inevitably, if you do the maths, densification and a service economy is the future. If you are upper middle class you have the luxury of choice and are able to trade space for convenience and connectivity. If you are poor you take what is left/available. Maybe building apartment blocks instead of RDP is a way of changing that ?

The existing retail structure (awful 1980's facebrick apartheid style building) is almost completely demolished so looks this is going ahead, not likely on the back of sales but am gonna guess with commitment from UCT to take up the residential accomodation
