I think the second most overpriced one was perhaps the ex phill neville beetham penthouse at something stupid like £5m which refuses to sell and was reduced by over a £1m !

Plus £6000 a year management costs for a building only 10 years old and an ongoing legal spat over lack of maintenance for that price.

Phil Neville’s £15,000 a month flat is now rented apparently.

At a more financially prosaic level the Ice Plant Apartments in crime & grime-infested Ancoats and lacking in any real amenities of note is £1650 per month + management fees for a 2 bed (with a scandalously high EPC rating of D for effectively a brand new building in this day and age).

true, that is rental though - I did a chart awhile ago though (will have to find it) and found the studios at beetham to be the worst value for money per sq ft per month out of any apartment for rental in the city:

"The Studios in Beetham are absolutely tiny (337sq ft) at £2.46 per square ft per month (at £830pcm) and all having no parking, they must be the most expensive apartments per sq ft in Manchester."

At least the present government aren't planning to repeal any laws that back up a minimum level of energy efficiency....

:nuts: Seriously??? I'm flabbergasted.
As you say, in this day and age, I would have to agree that should be considered totally unacceptable.
As you may know I redevelop old buildings (mainly) but I would consider that kind of rating as an abject failure as I know that energy costs are a huge consideration for buyers and/or tenants.
Personally I would equate that with 'unattractive place to live / buy / rent'.

Maybe against the rub but I would support more (sensible) regulation in this area. Energy efficiency can be perceived as an expensive luxury but if you take the whole cost of ownership / rental then it can actually be 'value for money'......and that's taking a greedy economic / financial viewpoint, never mind the so-called green stuff.

Dunno Will, £138k sounds like a rather good deal for Deansgate no. 1, I think it's a bit cheap actually, it looks like a repossession ("do not use" tape over appliances and bathroom suite being a give away) hence the low price.

There's a bloody girder going across the window! I'm surprised they can move that property at all!

Seems a fairly appropriate thread to ask this - can anyone remember a slightly bizarre program on the telly roughly this time ten years ago, fairly late on a Friday night showing Tony Wilson showing someone around his Knott-Mill loft apartment? The place was absolutely incredible and amusingly it was obvious Tony had blagged some air time to effectively advertise the fact that his gaff was for sale. Given how late it was on, and the fact that the flat had already been on the market for a while by then, it was possibly a repeat so could have also been on on another earlier occasion. Would love to see the program again, seems extremely unlikely now though.
No 1 Deansgate has always been way overpriced for its quality and spec but the most overpriced apartments I'm aware of are in the building with the orange balconies virtually opposite oxford road station (the lock building?). I remember them being for sale for about £280-300k for a small two-bedroom one when they were completed around 2006. They looked horrific then, bet you could pick one up for half that now (and they'd still be overpriced).
The Lock building seems to priced more sensibly these days and the apartments are generally a decent size and quite nice if you are on the canal facing side.

I've seen most city centre apartments over the years and in my opinion some of the most overpriced are:

- The Ice Plant: There should be a discount for living just outside the centre, not a premium.

- No 1. Deansgate: See comments above

- Century Buildings: Beautiful building/concierge and nice surroundings but the flats themselves are tiny.

If you want value for money in the centre and want to avoid tantastic narcissists (they all seem to congregate in the Great Northern Tower!) - stick to the beautiful old builds.

I've seen a 700sq ft 1 bed listed at £125k there

the ice plant is inexplicably priced imo

century is expensive for £ for sqft but imo it's a nice well ran building etc which has a fair amount of value to it
