Motel One hotel group eyes site in Central Newcastle

A FAST-GROWING European hospitality group is poised to create jobs by bringing one of its first UK hotels to the heart of Newcastle. Munich-based Motel One, a “luxury budget” operator with 40 hotels in Germany and Austria and two under development in Edinburgh, has agreed lease terms with Newcastle-based landlord, the Lugano Group.

Subject to approval from planners, the £12m-£13m, 222-bedroom hotel will be built in High Bridge, retaining the existing imposing street frontage and create a new block behind in Half Moon Court, which the Lugano Group owns.

Richard Robson, Lugano Group director, said: “Bringing Motel One to Newcastle kickstarts the regeneration of a superbly located part of the city centre. “There is currently nothing like this hotel in the heart of the city: a contemporary, well-designed destination within walking distance of restaurants, theatres, shops and transport links. It will be a fantastic boost for tourism and business visitors to the city.

“The award-winning company is already well known for its ability to successfully convert sensitive, historic sites such as High Bridge, preserving and enhancing the unique character of the area.” The Lugano Group, which is chaired by businessman Barry Moat – the man behind Billy the Singing Fish who was also linked with a takeover bid for Newcastle United in 2009 – already has planning permission for student accommodation on the site.

It seems a shame that the Architect has not shown the existing contemporary lamp which is fixed to the frontage (above retro) - I reckon they should keep this and include for renewing if if they are selling the scheme on the priniciple of keeping the original features.

Not really a Motel really?

Another hotel development, they just keep coming!

On another thread (Retail?) I did post some of the pictures of the frontage of the building on High Bridge.

With The Lane under offer and The Wellie due for a refurbishment then things are looking up for High Bridge.

A NEW £10m City Centre hotel at High Bridge, Newcastle will be developed by Lugano Group after planning permission was granted by the city council. The 222-bedroom hotel will be one of the first ‘luxury budget’ Motel Ones to be built in England. Richard Robson, Lugano Group development director, said: “We’re delighted to get the go-ahead for this important new hotel. Bringing Motel One to Newcastle kickstarts the regeneration of a superbly located part of the City Centre.

“There is currently nothing like it in the heart of the city – a contemporary, well-designed destination within walking distance of restaurants, theatres, shops and transport links. It will be a fantastic boost for tourism and business visitors to the city.” Architect Archial’s designs for the hotel retain the existing imposing frontage of High Bridge and create a new-build block behind the street in Half Moon Court. The scheme makes the most of a hidden oasis destination within minutes of the city’s theatres, restaurants, shops and business quarters.

The firm says Motel One addresses the demand for a large city centre hotel with its 222 bedrooms and luxurious lounge, breakfasting and bar areas looking on to a landscaped central courtyard. Lugano intends to begin preparing the site in the coming weeks, and to complete the project by spring 2014. The developer is also planning to improve the area opposite the site of Motel One with a programme of refurbishment to further revitalise the area.

Agreed - I find it odd that given the leisure/drinking break trade here, that there's no Easy, Etap, Ibis etc. And even the Travelodge provision is pretty low - especially with no Co-Op going ahead it would seem.

...making what budget brands are here, not very, erm, budget! I had visitors pay less for the Sandman than Travelodge were quoting recently on a generic Saturday. Dread to think this weekend's prices with GNR...

I've not stayed in a Tune, but I think I would - I survived Easy (with a window), and Tune looks decent enough.

Any news on MotelOne on High Bridge? All went a bit quiet, and the Edinburgh one looks a treat...
High Bridge is going ahead, licence app done etc. I ll have a look around and see if there's any work going on.

FWIW I'm in a funny position in hotels where with some clients the tap 'opens' and I end up in some rather pleasant places, others are much tighter. In those cases I ve found that Ibis Budget [etap as was] are very cheap - though they all seem to be built as a faraday cage so you can't get mobile signal [perhaps a ruse to make you buy their broadband]. Also Britannia, though amusingly Soviet, are often fantastically cheap.

Any news on MotelOne on High Bridge? All went a bit quiet, and the Edinburgh one looks a treat...
Was in High Bridge area this morning and couldn't see anything to suggest commencement of this development.

This did however appear on the Newcastle City Council Planning Portal this morning:

Before anyone gets 'excited' the refusals are only on conditions attached to the original PA conditionally granted and the reason for refusal is "Insufficient information has been supplied to accord with the requirements of the condition."

However doesn't say much for the apparent lack of communication from the developer?

Construction is poised to start within weeks on a £12m boutique hotel in the heart of Newcastle, bringing more than 100 jobs to the region.

Munich-based Motel One, a “luxury budget” operator with more than 40 hotels in Germany and Austria and three in the UK, agreed a long lease deal with landlord the Lugano Group back in 2012. Now the property owners have announced the completion of the deal that will see High Bridge transformed with the construction of a 222 bed boutique hotel for the German operator. The property has been sold to Kier Property Developments who will start work on the development in a matter of weeks.

The Journal has been given a sneak peak of how the Motel One will look on completion, through a series of graphics provided by the architects involved in the project. The “luxury boutique” hotel will retain the existing imposing street frontage and create a new block behind, in Half Moon Court.

Richard Robson, Lugano Group director, said: ‘This is fantastic news for the city and follows on from a number of other important schemes we have undertaken that will secure investment in the heart of the city and equally importantly, will create much needed new employment. Indeed, this scheme alone will result in over 100 new jobs – both in terms of construction and staffing the completed hotel – and we are committed to a range of projects that have the potential to significantly boost the wider regional economy.”

Lugano were advised in the deal by Jesmond-based solicitors, Mincoffs. Paul Hughes, corporate partner added: “This has been a complex project but one we are pleased to have assisted to successful completion. It will consolidate both Lugano’s and our own reputation for delivery in the North East.”
