Lodha Group unveiled India's tallest residential tower this past week. Upon completion, it will be the world's second tallest residential tower at 442m. This tower is part of a massive multi tower project by Lodha group on the defunct Shrinivas Mills in the heart of Mumbai.

The architect of the tower is Pei Cobb Freed and Partners.

Lodhas to build 117-storey tower in Mumbai

Mumbai-based real estate developer Lodha Group plans to build the world's tallest residential tower comprising 117 floors and rising to 1,450 feet.

It will house about 300 super luxury homes, including three and four bedroom residences, villas with own private pools and a limited number of luxury mansions as well.

The apartments will cost over Rs 7.5 crore each. The high-rise tower will come up on a 17-acre plot in Lower Parel, the mill land area.

The total investment will be Rs 2,000 crore and the Lodhas expect the project to generate Rs 5,000 crore. Construction is slated to begin in a few months and scheduled for completion in 2014. Sales are expected to begin by the month-end.

Mr Abhisheck Lodha, Managing Director, Lodha Developers, said, “ We have consciously tried to create a building fabric which is global in appeal but Indian in character and are confident that ‘World One' will represent India's quest for excellence in economic and cultural arenas.”

Funding, he added, will come from bookings, internal accruals and debt financing. The company is in talks with a few PE players and about Rs 500 crore could come in PE investment.

The Lodhas have signed up New York-based architect firm Pei Cobb Freed and Partners and retained Lera, also from New York, for structural consultancy.

The project will apply for green certification of the Green Building Council.

The Lodhas recently bagged a 25,000 square-metre plot in Wadala from the Mumbai Metropolitan Region Development Authority for Rs 5,030 crore. Here too, the company intends to build an iconic tower.

The Mumbai tower will never be the worlds tallest as the 516m pentominium will be numero uno come 2013.

Q1 dwarfed by $500m Mumbai mega-tower

THE Gold Coast's iconic Q1 skyscraper looks set to be dwarfed by a new contender for tallest residential building in the world.

Lodha Developers has announced plans for a 117-storey tower in Mumbai, India which will peak at a whopping 450m high.

If it is built, the tower will look down on our own Surfers Paradise high rise, which has 80 storeys and stands at 323m high.

And Q1 could tumble out of the top three soon, with two skyscrapers taller than it also being planned in the coming years in Dubai.

The Indian building, entitled World One, will have a total of 300 apartments spanning three and four-bedroom flats, private villas with individual pools as well as duplexes measuring 900sq m.

The luxury will come at a price though, with apartments expected to cost from $2 million to $13 million.

The tower will form part of a $500 million Lodha Place development in the city's Shrinivas Mill plot in Lower Parel, joining two residential towers, a shopping centre and commercial building.

Lodha Group managing director Abhisheck Lodha said the project would cater to Mumbai's 'global aspirations'.

Drawing a parallel with New York City's Empire State Building as a symbol of America's rise in the 1930s, the developer said World One would be a landmark for Mumbai.

"Every global city is made memorable by its architectural landmarks," said Mr Lodha.

"Be it the Eiffel Tower in Paris, the Opera House in Sydney or the Empire State Building in New York, these vibrant forms reflect the passion and culture of the city they are located in.

"We are confident that World One will come to represent India's quest for excellence in the economic and cultural arenas."

The project is being designed by New York-based architects Pei Cobb Freed & Partners, which has worked on projects such as the Grand Louvre Expansion and Modernisation (Paris), the Bank of China Tower (Hong Kong) and the 241m-high John Hancock Tower (Boston).

The World One luxury tower will have a three-level 1858sq m clubhouse and spa, an 7432sq m sports club and more than 2ha of landscaping.

It will also house an open-air observatory at a height of 304m above the city, providing an unhindered view of the Arabian Sea and the cityscape.

The developers claim the view from this height will extend as far as 60km.

What a slick tower. Really nice. Aren’t there some similarities with the Trump tower in Chicago?
Yeah there is, but the design is said to be inspired from the Burj Khalifa.

Culwulla, hundreds of articles from around the world is are saying this will be the tallest residential tower in the world, even some from Dubai :lol:

I does look like the BK with the top of it chopped off.

Nice tower, but I'm also really not feeling a huge vibe about it. It's still beautiful though! Yet also reminds me of the proposed Empire World Towers in Miami..for some odd reason :/
