Amnesty seen as best way out of problem

Around 135 billion baht is needed for the resurrection of 508 unfinished high-rises in Bangkok, Nonthaburi, Samut Prakan and Samut Sakhon, according to research conducted by the national real estate information centre.

Construction on half of the buildings, mostly in prime areas, is expected to restart this year.


Manop Bongsadadt, a property expert and lecturer at Chulalongkorn University, said 20 billion baht was spent on the reconstruction of the high rises, of which 44% was for residential buildings, and the rest for office and commercial buildings and car parks.

''About 25% of the 508 ghost buildings are continuing with reconstruction, such as the Central World Plaza. The idea of demolishing them is not fair to their owners. Rather, we should consider whether it is safe to reconstruct or renovate them,'' he said.

Of the 508 buildings, 20 have more than 40 storeys, 46 have 30-40 storeys, 38 have 20-30 storeys, 42 have 10-20 storeys and 362 have fewer than 10 storeys. In terms of category, 66% are residential buildings while 33% are commercial buildings.

The research found that the structural construction of 323 buildings, or 6.3 million sq m worth 70 billion baht, had already been completed while another 185 buildings with 4.6 million sq m were in various stages of piling.

Mr Manop suggested an effective way to help developers resume their ghost high rises was to grant an amnesty to their owners so that they could continue with reconstruction. He also urged the government to take over the reconstruction or rent vacant spaces in reconstructed buildings.

He also recommended the official establishment of the property administration centre for unfinished buildings and a national real-estate information centre.

Meanwhile, investors interested in buying them should consider a debt negotiation process, particularly in cases where over three parties are involved.

The research by Trairat Jaruthat, a property expert and researcher at Chulalongkorn University, covered high-rises on which construction had stopped between 1990 and 2000.

Stalled highrises

There are still many highrise skeletons scattered through Bkk.

Which one are you most eager to see resuming construction? Also it would be nice if we could collect photos of as many of them as possible here, to learn which one is which and what they look like now, speculating on their chances of being completed etc.

I would like to make a poll but I don't know the names of most of them, and there are probably lots I've never even thought of.

This is the list of the projects that havnt be any news about resumation.

- SV City
- Sri Ayuthaya Financial Square (There was an earlier news about it, but seems like nothing will happen)
- RCK's twin
- Ratchada Square ( The plan of buying it was scrapped because of the Bad Feng-Chui Location)
-......plese post more, coz I cant remember more now

The projects with resumation news :

- Pimarn Tower (is currently undertalk by Sansiri to buy and re-develop it)
- Thew Tower (U/C by the Korean firm)
- Column Tower ( will starts construction sometime next month with the new name as "MDX Tower" )

I would like to see Column Tower (Ratchada Road), next to The Lakes finished. I hear its supposed to be quite tall.

The MDX Tower former the Column, will consis 2 buildings with a Carpark tower that contains 10 Storye above ground and 4 underground levels and another 42 Storey office/residential Tower with 3 underground levels.
