The team of Novare and Batson-Cook is in early stages of rezoning the site near Music Row, which is currently home to the Sub Stop restaurant and the building once occupied by gift maker Hester & Cook Design Group. Essentially, the companies' filing with the Metro Planning Commission seeks to cancel a portion of the Music Row Urban Design Overlay District for properties at 1707 Broadway and several addresses on 17th Avenue South at the southwest corner of 17th Avenue South and Broadway.
The planned 25-story building would feature studio, one-, two- and three-bedroom units with high-end finishes and floor-to-ceiling glass, plus a rooftop luxury amenity package and more than 10,600 square feet of ground-level retail space.
The signature "SkyHouse" on the 25th floor would feature a club room, fitness area and outdoor plazas that include a swimming pool, fireplaces, covered outdoor lounges and 360-degree views of Nashville. The project also would have a bike repair shop and bike storage, a dog walk area and a dog wash area.
Novare and Batson-Cook, which have two completed SkyHouses in Atlanta, also have completed projects in Orlando, Fla.; Austin, Texas; and Houston. The team has projects under construction in Dallas; Houston; Raleigh, N.C.; Atlanta; Tampa, Fla.; and Charlotte, N.C. All are environmentally sustainable and Energy Star-certified and overall represent $750 million of new construction. The average SkyHouse costs $65 million. Batson-Cook Construction is the general contractor and Smallwood, Reynolds, Stewart, Stewart is the architect.
Much like Novare, Batson is no stranger to the Nashville area. A decade ago, the subsidiary of Kajima USA partnered with Warren Commercial Real Estate to develop the Parkway Commons retail center in Franklin.
This shows the location of the Skyhouse with other projects either under construction or proposed in the area.Kent Grizzard, whose wife, Dianne, owns Sub Stop restaurant, said the business would relocate if it had to make way for any future development on that site. "It's a wait-and-see proposition," he said.
Previously, Franklin-based developer Southern Land Co. had the 1.36-acre site under a contract but didn't complete a deal to buy it. The site is considered attractive with hotels and other developments built in recent years and plans by Indianapolis-based Buckingham Cos. for a $100 million-plus mixed-used project not far away, near Vanderbilt's campus.
