Old news, but in case you haven't seen it -- Brick City piece about 540 Broad / Walker House

Also check out this brochure.

This project is moving along faster than I thought.

Some highlights:

* March 2019 anticipated move-in for the residential
* Developer reportedly opted to voluntarily rent 20% of the 265 residential units at below-market prices. I'm guessing this was "voluntary" in the very broad sense of that term, as it might have been part of an informal agreement with the planning board that effectively bought the developer additional variances, etc.
* Building breakdown:
- Floor 1: 4-5 retail spaces; a port cochere for vehicles and patio seating outside in the back
- Floors 2 - 5: 80K of leasable office space. Fourth floor reserved for Verizon. Another 6K for Per Scholas, a non-profit that offers free IT training to unemployed people.
- Floors 6 - 20: 265 apartments, studio - 3 bedrooms
- Floor 21: amenities floor with rooftop terrace.

The issue, I suppose, is that the floor plates are large for a residential building. This means more apartments have windowless dens. I don’t mind a windowless den however because it allows for a cavelike setting for sleeping. If I had such an apartment I’d put my bed in the windowless den and make an office out of the bedroom.

Which ones do you find problematic
In that one, the master bedroom doesnt have a master bath. Instead, the bathroom is shared by both rooms. Also, there is a half-bath 5 feet away because YOLO.

The bathroom is far away from the bedroom. The bedroom has a width of 9.6 feet which is pretty damn narrow. That allows less than 2 feet from the end of bed to the wall.


Whats going on with the den in this one?

It would make more sense to have the kitchen + breakfast area back there, allowing a wider bedroom and larger living room. Also, the walk in closet is the size of a kitchen?



In this one, the bedroom is a unique shape, but the den is useless. In most cases, den is code for "illegal bedroom". Here it stands for "woops what do we do with this space".

Bedroom 2 here is tragic. Where does the bed go? Both bathrooms have windows, so thats cool.
