The tower is arguably the best bit

It gives it some presence and variation in height. It also acts as a gateway for the area and breaks up what would otherwise be a big, fat, square one-level building

The below are two of the less glamorous renders of this development, but I wanted to post them to highlight the impact I think this will have in the grand scheme of "Southside".

I grew in Northamptonshire and currently when you leave Nottingham station and turn your head slightly to the left i get strong Kettering vibes, and that's doing a discredit to Kettering.

Unity Square is clearly making a difference, and so will this:



Now imagine, in the almost immediate vicinity, Unity Square Phase 2, Crocus Place, 2 Queens Road, and the re-dev of the public realm and Carrington St.

+ the large triangle site which we're waiting on new for.

Now imagine driving down Waterway Way St, Sheriffs Way and onto Queens Road and seeing all of the above developments plus Vantage, Sentinel, Traffic Road, Network Rail Site + the tower on the London Rd corner with the Island Development density just over the road.



It remains to be seen how much of the above actually takes place but it will make such a difference to the city if all built.

In all fairness, I guess you could say a lot of developments without balconies are taking the more 'Amsterdam approach', whereby private gardens and spaces aren't as desired, but nearby parks and public spaces are.

With this, there's an internal landscaped courtyard, you also have the Queens Walk Park adjacent and the new hardscaped square next to where Crocus Place will be, the Victoria Embankment just a short walk away, and the canal side just up the road.

Balconies are desirable and welcome, but they're not the be all end all.

Also I would love to see a resident-only roof terrace atop the tower, its design is crying out for one!

They're highly desired now in a mid-Covid world, but a post-Covid world will see no special need for social distancing, It'll be like six months ago but with a fucked economy.

I do like the courtyard and seeing more of this in developments is welcome. However, if I was paying upwards of 200k for a 10th story apartment, and the only way to let in fresh air was a window which didn't open fully, I'd feel short-changed. I've lived in a couple of new build apartments in Manchester, and I have found them to be stuffy, even in winter. A well designed balcony can really help manage the internal temperature of an apartment.

Potentially every could go back to normal, of course with a fucked economy, but I do think people and designers will start to realise the importance of having them, even after covid.

Balconies are great and a lovely semi-private option for open space when you're in the middle of the city but I'm not sure they're Coivd-dependent.

I guess the problem with this development is that it was pitched first as a student development, then changed to a private rented so it's still pretty low-end.

That's fighting talk!

The images you've posted are interesting because they show how you need that tower to balance the scale of Unity Square. Without it, Unity Square looks stupid and out of place.
