500 posts in the old one and lots of exciting things happening so time for a new thread. Won't be long before we get to 40 of these main threads :)

Thinking about the discussion about Erebus' developments thread there is loads going on although quite a lot of that being hotel and leisure related. Tried to think of things going on without going through all the proposals and there is lots going on. I feel like that we are entering another exciting rejuvinating time for the city with the next few years seeing it visibly change and that buzz of when the new Bullring opened.

too right feltip and a fair few of those are private builds which is even more impressive when you see how on edge everyone is about the economy.

The reason Josh is that as I alluded to above

I tried to think from memory but there is really rather a slot going on.

No, as i said, i did the list from memory and there is more happening than I could remember at the time.

I didn't get chance to do what Sefton did and go through all the developments so it was a short list of what i could remember as taking place.

AXA looks to shed prime Brum block

AXA Real Estate Investment Managers has put one of *Birmingham's prime office blocks up for sale.

The fund manager has instructed Knight Frank to sell 115 Colmore Row, a flagship building in the heart of Birmingham's traditional prime office core, for £34.8m - a 6% yield.

The 80,400 sq ft block is let entirely to law firm Eversheds at a passing rent of £2.2m pa. It has 11.5 years left on its lease, which is subject to five-yearly, upwards-only rent reviews.

Around six parties are understood to have been approached with the opportunity.

One local agent said: "AXA has had interest from German funds and UK institutions already. The asset is 100% prime and will be one of the best buildings sold in Birmingham this year."

Knight Frank and AXA were unavailable for comment.

● Ediston Properties is buying the 97,000 sq ft St Philips Point in Birmingham for £15m - a circa 10% yield. The property is being sold by LPA Receivers at Cushman & Wakefield, which was appointed in August 2010 by Lloyds Banking Group. The scheme is multi-let to tenants including AXA Insurance, Baker Tilly & Co and Jaeger. GBR Phoenix Beard is advising Ediston.
