Another wonderful scheme. Lovely brickwork and fantastic use of commercial units. In fact, the more I'm scrolling through at these pics the more I'm falling in love. Those arches and balcony's! I've been seeing too many glass tower proposals of late and forget how beautiful a quality brick development can look.

I’ll ask b4mmy to change to Dutton Street. Got my streets mixed up. On a plus side there are approx. 18 commercial units and as mentioned at the consultation the tower will offer residential units for sale. The tower is also 83m but will look taller as it’s on higher ground.

Gorgeous, gorgeous, gorgeous stuff

When I say I have a preference for older styles of architecture this is sort of what I mean. Not literally recreating classical buildings (although I do think that should be considered from time to time, in the right places). If British cities were covered with this type of architecture - elegantly formed, beautifully selected materials, a design approach sensitive to both the ground level and the sky level, windows that actually line up instead of playing some torrid and vile game of chess with then cladding, active frontages all around, decent landscaping....

It's really refreshing to see stuff like this proposed because I guess it shows that good architecture is still viable

This is a lovely proposal! Very impressive, looks like a hell of a lot of work has gone into it. Hope it goes ahead.

It reminds me a little of Wilburn Street, only better.
I'm not in love with the massing, but there's some really fine detailing which lifts the scheme hugely. Those commercial units are terrific.

I’m not convinced about this. I wouldn’t be surprised if the materials delivered ended up looking a lot cheaper than those images imply. Modern red brick/burnt orange brick doesn’t tend to look very good, especially when (as I presume in this case) it’s applied as prefabricated panels.

If I'm honest I feel a bit disappointed. For a scheme of this magnitude it is all a bit repetitive. The brickwork is dull and blocky and lacks variation. Was hoping to see more colour and detail across the scheme too with glazed brick. With only two tones of brick it is remarkably bland.

The tower elements are also at the wrong end imo. Very disappointing.

The street interaction and public realm are outstanding though, as are those retail units and townhouses.

It states that they will use brick slips, so not prefabricated panels as you suggest. These will be similar to those used for 1 Regent, Cambridge Street and Sawmill Court. Those examples show that brick slips are as varied in colour and texture as authentic brick. It is difficult to get a true interpretation of the material without seeing an example in the flesh. In my opinion it's too early to be negative about what looks like a fantastic scheme.
