parang higher price pa sa kai kasi sa 56 sqm 2 bedroom mga 4.3mm++ sya ito 44.5 sqm 4.7mm++ na. or does this exclude balcony area of 8sqm?

not even sure why others are branding this project as 'premium' because the price increase looks reasonable to me without necessarily branding it differently from other DMCI development for mid markets. Brixton's current 'developer price' for 3-BR, for example, is at 6.5M to as high as 7.6M. Fairlane's mimimum price for 3-BR is pegged at 7.5M. Tingin ko po tumaas ang price dahil less dense ito, merong 12 elevators, maaring effect of TRAIN, property valuation, the ongoing Sta Monica bridge construction etc. pero hindi dahil ito ay premium. Fairlane is already up on DMCI's website; same building and unit features, no indication that this is premium and DMCI has no 'premium' brand, only 'exclusive'.

Depende i guess ilan units total. Brixton is about 2,000 units ata? Wonder ilan Fairlane.

Total units here in fairlane is 1140.

Actually pwedeng isang project lan ang brixton and fairlane alisin lang nila un division ng wall sa gitna. Not really sure bakit pinaghiway, ayaw nila maglagay ng full sized basketball sa gitna?

If that happens they will have shared amenities. Have Pros and Cons. Not sure if Brixton/Fairlane residents will be happy about it. Different PMO office seems to have different rules with usage of their amenities.

I am just imagining na they will construct all 3 towers and remove the division in between then make the basketball court full instead of half court ano kaya kakalabasan?

Yes, Nagmahal nadin kasi mga construction materials compared to the pricing 2 years ago (Brixton time) even other developers nag taas nadin but if we compare it, DMCI parin ang lumalabas na mura price per sqm.
