Centara Grand Residence in Pattaya launches with strong sales

The continued demand for luxury property in Pattaya was confirmed this weekend with the sales launch of the Centara Grand Residence.
Thai and foreign buyers purchased 55 of the 238 units within 48 hours. The three-tower Centara Grand Residence, to be completed within three years, will cover 20 rai and will have 150 meters of beach frontage as well as 20,000 square meters of landscaping and public areas for residents.
Units start at 5 million baht (US$160,000), according to the agent website

The project owner, the Tulip Group, said it was thrilled with the launch, undertaken by CB Richard Ellis at the Centara Grand and Bangkok Convention Centre at CentralWorld.
“This is green luxury on a grand scale,” said Tulip Group CEO Kobi Elbaz, “and the initial response from investors is undoubted proof that Pattaya is more than ready for this type of high-end project”.
Suthikiati Chirathivat, chairman of Central Plaza Hotel Public Co., Ltd described the project as “one of the most beautiful property developments” he had ever seen in Thailand.
The mixed-use project will also include a 200-room Centara Grand Hotel at Pattaya’s Na Jomtien Beach

As Pattaya is on the forefront of gentrification, developers are not wasting any time to metamorphose this caterpillar of a city into a beautiful butterfly. The Tulip Group recently launched the Centara Grand Residence, Pattaya’s very first and only five-star branded condominium on Jomtien Beach. With the THB200 million (US$6.47 million) showrooms that include Fendi sheets and crystal chandeliers, the developers granted potential buyers a sneak preview of what the 283 private residencies could emanate with buyers’ own individualized specifications.

The Centara Grand Resort and Spa Jomtien will comprise of 200 rooms for guests while residents of the Centara Grand residence will have direct and immediate access to all of the hotel’s facilities such as state-of-the art fitness center and Spa Cenvaree. Founded in 2002, the Tulip Group’s CEO, Kobi Elbaz with partner Rony Fineman of the Nova Group Thailand have been developing luxury condominiums in both Bangkok and Pattaya. Past projects include The Cliff, Amari Residence Pattaya, and Novana Residence. The Centara Grand Pattaya is being developed under the Tulip Group Brand.

Aliwassa Pathnadabutr, managing director of CBRE Thailand said, “Most clients like the five-star and beachfront units. Some people think [Centara Grand Residence] is too far form downtown Pattaya, while others like the privacy.”

The THB2 billion (US$64.74 million) project will break ground in July 2012. With an expected three-year construction period, the Centara Grand Residence has already sold 62 units in the first tower. While competing five-star residencies are over THB200,000 (US$6,474) per psm, the units range in THB110,000 to THB150,000 (US$3,561-4,855) per psm and THB177,000 to THB200,000 (US$5,730-6,474) per psm for the penthouse.

The 20-rai plot of land located on pristine beachfront property is drawing European and American buyers based in Asia. “The key selling point to Thai buyers is that the Centara Grand Pattaya is the first, five-star branded serviced condominium in the area. After the flooding this past year, more people are looking to purchase condominiums in Bangkok and nearby provinces,” Pathnadabutr added.

Although Pattya is often added to the growing list of cities that never sleep, the adjacent Jomtien beach is one of the area’s best kept secrets, acting as the calm amongst the holiday-traveller chaos. The homes near the beach have slowly been populated by locals and expats alike who want a residence near to both the beach and Bangkok. So far though, seriously luxury offerings have been a bit behind the times.

The Centara Grand Residence is looking to change the trend with its latest world-class project, attracting to who’s who of Thai society to its multi-million Thai baht condos on the Jomtien beach front.

The property is on 20 rai (three hectares) of much-sought after beachfront land, and will offer a new five-star hotel and residential development consisting of three towers, one of will be the 250-room Centara Grand Hotel. The other two towers have been branded as Centara Grand Residence, containing 283 luxurious apartment units. While CB Richard Ellis has been appointed as the sole sales agent for the Centara Residence, the entire project will be managed by Centara Hotels & Resorts.

Kobi Elbaz, Tulip Group Chief Executive Officer, is the property developer of Centara Grand Residence.

"Our goal is to give the apartment buyers the feel that they are living in a resort so only 27.5 percent of the land we are developing is being used for the construction,” says Tulip Group Chief Executive Officer Kobi Elbaz, about the project. “There will be 20,000 square metres of landscaping and public areas for buyers to enjoy. This is the first time in Pattaya that investors have the opportunity to own luxury condos with five-star hotel facilities and services, and the project is expected to attract high-end buyers, who are seeking an exclusive high-rise beachfront residence within easy reach of Bangkok and the Suvarnabhumi International Airport. Sales of the apartment units began mid-December 2011, and the first 55 units sold out within 48 hours.

The project comprises of studios, 1 and 2-bedroom units, and penthouse with options of duplex.

The residence is comprises of 151 units on 46 –floor in Tower 1 and 132-units on 39-floor of Tower 2. The condos on offer are a range of studio, one bedroom and two bedrooms apartments as well as a duplex penthouse option. All units have direct sea views. The complex also has a swath of 150-metre private beachfront.
