Home, as it is popularly conceived is where the heart is. FEMAB Properties Limited realizes this and emphasizes it in the underlying philosophy of its Peninsula Garden Estate. In conjunction with Metropolitan Bank and HSLM Trust & Associates Limited, FEMAB is promoting the real estate scheme, which it calls an "Ideal Neighborhood".
Location

The mixed class estate is located in Ogombo Village along the popular Lekki-Epe Expressway, near the permanent site of the Lagos Business School. It seats on a land expanse covering 22.5 hectares and on offer are 200 exotic plots many of which are gone already. Tantalizing options


Interestingly, as if in keeping along the line of the ideals of a democratic dispensation, FEMAB offers several optional schemes in its elaborate and futuristic estate. The first option is the site and service scheme, which places on offer undeveloped plots of land that have been well laid out within a network of infrastructure. This is the self-build option. The second one essentially offers the purchasers the opportunity to have the company build the house for them on the plot purchased and thereby take away the inconvenience of having to do it themselves. In order to cut down on the cost of construction, FEMAB requires its prospective homeowners to work hand in hand with the firm of architects and builders to ensure that the design and construction methodology conforms to the standard requirements of the promoter. A third option, which is very similar to the second one, is that which requires the homeowner to pay outright for a completed building. Building Designs

For those that settle for the second scheme of having the company develop their purchased plots and build the houses for them, several designs are also put on the card for them to choose from. They include 5-Bedroom detached houses, 4-Bedroom detached houses, 4-Bedroom semi-detached houses and 3-Bedroom Executive flats.
Finishing
Good finishing is planned for the houses. Each unit will be gated and landscaped in greenery and interlocking paving stones. They are lovely designs that offer unhindered view of the ocean waters and allow good ventilation. It provides for ample parking space and a carport for the detached units.
Infrastructure

Facilities of infrastructure planned for the estate include roads paved with interlocking stones, central water/sewage system and central refuse disposal system. The electricity supply will be uninterrupted that will have NEPA (mains) supply effectively backed up with standby generators of appropriate capacity. Payment may be spread out in three tranches in the ratio: 50 per cent initial deposit, 30 per cent further payment when the internal finishing commences (for the building scheme) and the balance 20 per cent to be paid before handing over of the completed house. Mortgage facility is also made available for those who want to realize their housing dreams but do not have enough money.
