Hi guys,

Has anyone heard anything about the next phase for Suria Jelatek?

I see they've cleared the land next to Balai Bomba Jelatek and there talks that DBKL is in the process of selecting a developer. Alma Harta is bidding for the project. Also I've heard 2 versions - one is that it is going to be similar to Suria Jelatek, the other saying that it is going to be luxury bungalows.

Hope we can share some info here
There is a Phase 2 - 2 blocks of 38 storeys.

Furniweb to diversify into property development

KUALA LUMPUR: Furniweb Industrial Products Bhd (FIPB) has obtained shareholders’ nod to proceed with the proposed residential development project.

The project, estimated at RM560mil in gross development value, comprised two blocks of condominiums consisting of 472 units, the group said in a circular to shareholders.

The proposed residential development project, which was endorsed at an EGM yesterday, is expected to garner a gross development profit of about RM180mil over its development period of four years.

It will involve two phases and the project is expected to commence in the third quarter of this year.

Premier De Muara Sdn Bhd, a joint venture (JV) between Furniweb’s subsidiary, Premier Gesture Sdn Bhd, and Almaharta Sdn Bhd, will undertake the residential project located along Jalan Jelatek.

Premier Gesture will hold a 60% stake in the JV while Almaharta 40%.

Furniweb chairman Datuk Lim Heen Peok said the proposed JV offered a business diversification from the group’s core business. It is involved in manufacturing of semi-finished products in the industrial textile and rubber-based industries.

“Our core business is doing well and we are diversifying our business activity to grow the company, thus, bring the company to the next level.

“We choose to be involved in the property sector because the demand is always there and we see the opportunities in this sector,” he told reporters after the EGM.

The project is expected to contribute more than 25% to Furniweb’s net profit in the immediate to medium term. — Bernama

Maiden property project to boost profits: Furniweb

PETALING JAYA: Furniweb Industrial Products Bhd, which announced its diversification into property development last year, sees a potential boost in profit of some RM60 million from its maiden project in Kuala Lumpur.

The group, whose shareholders approved its name change to PRG Holdings Bhd at an EGM yesterday, will officially launch its project named Picasso Residence on March 28. There will also be a soft launch on Feb 7.

Executive director Datuk Seri Yeoh Soo Ann said revenue from the project will be a lot more than the current manufacturing business but is likely to only start contributing at end-year.

"But profit from this project will be a lot more compared with the average of RM5 million to RM6 million per annum from the manufacturing business," he told reporters after the EGM yesterday.

He said the project is estimated to generate profit of some RM120 million depending on the confirmed selling price and market conditions. Of the RM120 million, the group's portion after tax is RM60 million, based on its 60% stake in the project.

Located on Jalan Jelatek, Kuala Lumpur, the high-end condominium has a gross development value of RM600 million and offers 472 units housed within two blocks on four acres. The project is a joint venture (JV) with Furniweb holding a 60% stake and will take four years to construct.

"Registration has been quite successful, response has been strong given current market condition. This also goes to show that although the market may be weak, there's also a gap where people are still willing to invest," said Yeoh.

"Market condition is not going to be rosy for this coming year but I think the strategy moving forward we've got to be very cautious, and we have to make sure that we select the property (project) that at the end of the day can add value," he added.

Any indicative price for this project? Seems like there is road widening project going on infront of this project as well.
