Yes there was a planning application way back which was discussed on the forum - student accomodation if memory serves me. 147 Newbridge Street. These photographs from 3rd June 2017.

The former Max fixings and building to the west [large house which I think used to be NECA] have been demolished in the last week. I can't find any current permissions but stand [Steve?] to be corrected, only thing I can find is for a development that expired last year.

The denigration and loss of Ridley Villas is an utter reprehensible tragedy that can only be squarely blamed on Newcastle City Council.

These are 1820s (pre Grainger) classical villas of high quality, built as the city was finally able to expand East through the 'New Bridge' over Pandon burn linking Shieldfield.

Developers will develop. There is and was plenty of brownfield space for student accommodation to built to enhance neglected areas of the city centre and extents. Why did the council agree to this flagrant defamation of our history.

I'm sure there is an argument that could be countered with the fact these villas have been heavily altered anyway. But then if we followed that logic we could flatten half our city centre due to historic alterations.

The house at least was very nice, but this is Newcastle and TBH it's nothing compared to what we are going to see post Covid. There's going to be a bonfire of regulations of a size never seen before....This will be quite literally anything goes to try and offset covid plus the inevitable no deal brexit.

Nice to start the morning with a bit of cheeriness :ROFLMAO:

Its the old football refereeing argument. People aren't insisting on a rigid or relaxed approach to refereeing, what they want to see is consistency. As a developer, it is far more damaging if you haven't a clue if the planners are going to look the other way, or they are going to train their monocle over your plans with alarming subjective scrutiny. Whether there is an impending bonfire of regulations or not, what is really going to help us recover from this self inflicted cancer of Covid turbocharged by austerity and Brexit self harm, is consistency to whatever regulations are implemented. It is this that will prevent us from a descent into a banana republic (without the bananas to sell).

East of Central Motorway seems to have been a free for all for so long. The amount of Student Accommodation huddling the ECML on both sides between Shieldfield and Ouseburn is truly awful, but sadly, open so long as policy allows. But when this denigrates historic fabric it should actively be fought.

I mean, the historicist groups and advisors were horrified that Hadrian's Tower might impart a prospect from Blackfriars (obviously, the arse end of the Gate is fine) they objected, but when unnecessary, poorly designed student accommodation (not just the recent application in the above posts) tears down historic fabric? Nah, they aren't going to walk past it or have a meal anywhere near it, so it doesn't really matter.

I agree, I do think that covid and hard brexit will play to a general conservative desire for deregulation and I suspect it won't be pretty [architecturally or socially]. It will probably be consistent - just do it :).
It's a point that you and others rightly make; anything east of CME appears on a map saying here be dragons and the heritage groups want to ensure that Tabitha and Jolyon have lovely hotel type accommodation when they move out of the family seat. However if you think about using the wrong paint in the city centre, it will be rejected. Mind you the trick [so long as you are 'local'] is just do it and assume that planning won't act.

You are quite right on planning, it's the same argument I make re licencing, a written policy that if implemented would regulate developments in a sensible way, but an implementation that suggests the staff and committee have never read the policy.

Newcastle City Council has approved new measures to allow big planning applications to be decided while councillors remain in lockdown because of the coronavirus pandemic

In a bid to get big decisions in the city back on track after normal council business came to a halt because of the pandemic, a top civic centre official has been given greater authority to approve or reject big planning applications without convening a committee of elected councillors.

Newcastle City Council rules stipulate that any plans to build 10 or more houses or that cover more than 1,000 square metres must be decided by its planning committee.

But the council says that many projects that now require an “urgent” decision have had to be delayed because the 14-member panel cannot meet in person during lockdown.

On checking the NCC Planning Portal to see whether any notifications are being published in its weekly lists etc - the answer still being still no

There is a fairly long "Decided" List in week beginning 22 March 2020, also a 29 March 2020 short list of decided schemes and 1 decision on list 05 April 2020,

No recent list for "applications" with last list for "Validated this week" being week beginning 15 March 2020

However individual schemes capable of being followed if you know application number, address etc

Was speaking to a friend who works in planning admin last week. I had asked whether the option to search applications by map has been closed. The reply that the new system was a nightmare to work with. Lots of things are not working as they should be. Because most of the staff are working from home getting help from others (including IT) is very difficult. It appears that introducing a new planning system just as Covid19 struck and with lockdown has in hindsight been a true nightmare!
